SPECIAL WARRANTY DEED

THIS DEED, made this 27th day of April, 1971, between JAMES S. HALEY,
as Trustee of Carl E. Johnson's Trust created by Trust Agreement of Charles -A.
Johnson recorded in Book 1542 at Page 467, Weld County Records, of the.County of
Boulder and State of Colorado, of the first part, and SUSAN J. TROUDT,MARIAN J.
BOTINELLI and CALLA JOHNSON HOBBS, tenants in common, of the County of. Boulder
and State of Colorado, of the second part;
WITNESSETH that the said party of the first part, for and in consider-
ation of the sum of Ten Dollars and other good and valuable consideration, to
the said party of the first part in hand paid by the said parties of the second
part, the receipt whereof is hereby confessed and acknowledged, has granted, bar
gained, sold and conveyed and by these presents does grant, bargain, sell, con- `
vey and confirm unto the said parties of the second part, their heirs and as-
signs forever, all of the following described lots or parcels of land, situate,
lying and being in the County of Weld and State of Colorado, to -wit:
South Half of Section 7, Township 1 North, Range 67 West of
the 6th P.M., together with all ditch and water rights ap-
pertaining thereto, including 30.63 shares of the capital
stock of the Farmers Reservoir and Irrigation Company;
SUBJECT TO reservations of record and to existing easements,
including rights of way for highways, irrigation ditches
and public utility lines.
TOGETHER with all and singular the hereditaments and appurtenances,
,thereunto belonging, or in anywise appertaining and the reversion and reversions,
remainder and remainders, rents, issues and profits thereof; and all the estate,
right, title, interest, claim and demand whatsoever, of the said party of the
first part, either in law or equity, of, in and to the above bargained premises,
with the hereditaments and appurtenances
TO HAVE AND TO HOLD the said premises above bargained and described,
uwith the appurtenances, unto the said parties of the second part, their heirs
•land assigns forever. And the said party of the first part, for himself, his
!heirs, executors and administrators, does covenant, grant, bargain and agree to
'land with the said parties of the second part, their heirs and assigns, the above
;bargained premises in the quiet and peaceable possession of the said parties of
'the second part, their heirs and assigns. against all and every person or per -
!sons lawfully claiming or to claim the whole or any part thereof, by, through
!'or under the said party of the first part to WARRANT AND FOREVER DEFEND.
THE PURPOSE OF THIS DEED IS to convey to the said grantees all right, ,
title and interest of the said grantor in said property. Such right, title and I
•interest is conveyed to said grantees to carry out the terms and conditions of
Carl E. Johnson's Trust, hereinabove referred to, the terms,conditions and pur-
poses of said Trust having been fulfilled.
