Opinion on Abstract of Title to Ni N741i of
Section 35, Township 6 North of Range 65 West of
6th P. M. - "Experiment Station" - Proposed Site .
I have examined abstract , certified to
March 7, 1924, by The Weld County Abstract and
Investment Company, consisting of Sheets 1-84
inclusive , certified to under its No . 45903, and
showing title to the above land.
From said examination it is my opinion that
record title to said land is in The State Board of
Agriculture as Trustee for the State of Colorado,
subject to usual Union Colony liquor clause, other-
wise clear of encumbrance, excepting ditch right
of way agreement with August C. Boye, rights of
way for roads and ditches, if any, as constructed,
and the leasehold of A. T. Haynes, which I under-
stand has been satisfactorily agreed upon between
Messrs. Haynes and Edmundson, Director of the United
States Experiment Station which is to have possession
of the land.
I have also examined other papers submitted
with the abstract and which I find to be in due
form and vesting title inthe State oard of Agri-
culture as Trustee for the State of Colorado; CeAd f-
icate 1764 for 8 shares of The New Cache la Poudre
Irrigating Company; Certificates 1688 and 1689 each
for 8 shares of The Cache la Poudre Reservoir Com-
pany; also receipts showing 1924 assessments on
above shares of stock to have been paid; fire in-
surance policy for 3000, expiring May 27, 1924,
issued by The Insurance Company of the State of
Pennsylvania; Contract for one preferred right in
The Fossil Creek Reservoir of The North Poudre Irri-
gation Company. This latter contract was delivered
to Mr. E. R. Bliss, one of the Board of Trustees
for the State Agricultural College, for re—iscuance
and redelivery to him.

from 1922 tax sale; warranty deed from James E.
Steinhoff to The State Board of Agriculture as
`irustee for the State of Colorado; deeds of trust
which been of record in favor of The Farm
Investment Company in The First `rational Bank
of Greeley, Colorado , cµncelled, and recorded
releases of each.
The State Board of Agriculture halos title
to this property, as Trustee, pursuant to Chapter
2, 1923 Sessiunkatitis, which provides for the pur-
chase of this6ana and water rights for the Exper-
iment Station at Greeley, established under Chapter
1 of 1915 Session Laws, and maintained under co-
operative agreement between your body, The Exper-
iment Station of The State Agricultural College
and The Bureau of Plant Industry of the United
States Department of Agriculture, which provides
that upon use of said lands for said purpose,
same shall be sold and proceeds divided equally
between Weld County and the State of Colorado.

Station" - Proposed Site.
I have examined abstract, certified to Feb. 6, 1924,
at 8:45 A. M. , by The Weld County Abstract and Investment Com-;any,
consisting of Sheets 1-74 inclusive, certified to under its
No . 45682, and showing title to the above land.
From said examination, it is my opinion that record
title to said land is good and marketable in James E. Steinhoff,
subject to usual Union Colony liquor clause; otherwise, clear of
encumbrance, excepting the following:
1. Deed of trust for the use of The Farm Investment
Company, dated May 14, 1919, to secure .:x'12,000, payable May 1,
1924, with interest at 6 per cent per annum, payable semi annually
by ten coupon interest notes.
2. Deed of trust for the use of The First National
Bank of Greeley, Colorado, dated May 7, 1920, to secure 25,OCO,
payable one year after date, with interest at 8 per cent per annum,
payable semi annually.
3. Tax sale of Dec. 22, 1923, for gj340. 84, 1922 taxes.
4. 1923 taxes are a lien, now payable.
6. Ditch right of way agreement with Auuat C. Boye
and Marcus A. Hanna, dated May 1, 1399, recorded in Book 170, page
318, for a strip 10 feet wide, specifically defined,consisting of
. 62 acres, with the right to use said ditch for said land, also
the right for a ditch 10 feet wide on a specifically described
line across the Si of said NW I- for use in irrigating the Ni N7 ,
and also for waste ditches as constructed across said Si. The use
of the ditch across �.t..he N N 1 is limited to that land and lands
in S* NP , S'.�t:l YE, :,V\�1 SEL,.
As to rights of way for constructG , ditches and.
claims of persons in possession, inspection Of the premises
chould be made.
