Planning Questions:
1. We are asking for approval to build a 2808 square foot building consisting of a
garage with a I bedroom residence as part of the structure. The residence would
be two stories with a small basement for storage and shelter. The proposed use
of the secondary residence is to allow us to reside on the property while
allowing Dawnats mother (79 yrs old) to reside in the existing home and live
independently as long as she can. This allows us to live nearby, to care for her
and take care of the property. The new structure would be a wood framed,
metal sided structure on a concrete foundation.
2. This proposal is consistent with the intent of Weld County Code, Chapter 22 of
the comprehensive plan per section F, item #3, A.Policy 6.3 -"Encourage multi -
generational, caretaker, guest and accessory quarters."
. This proposal is consistent with the intent of Weld County Code, Chapter 23
"zoning" per section 23-3-40 Uses by special review item -"Uses similar to
the uses listed above as uses by special review as long as the use complies with
the general intent of the A (Agricultural) Zone District.
4. The land that surrounds the sight is a platted agricultural subdivision of multi
acre lots consisting of residences with detached out
buildings/garages/shops/barns. The proposed use is consistent and compatible
with the surrounding land uses because the proposed structure is similar to
others existing on surrounding properties and that the property will remain as an
agricultural residence.

use this sight. This is a residence only.

10. The lot surface is currently native grass with the exception of the gravel
driveway to the existing home and the irrigated lawn around the home. With
the instillation of the proposed structure all areas would remain native grass
except for the proposed gravel drive to the structure.

Engineering Questions:
1. Two vehicles at one round trip per day.
2. South on 66th Ave, west on C street to 71st Ave
3. 66th Ave and C St are not through streets so only neighborhood traffic travels
on these roads.

5. The existing gravel driveway will be used to service both residences.
6. Drainage narrative:
• i. The proposed use for a secondary residence meets the exception
requirements from a detention pond in accordance with the intent of
Weld County Code, Chapter 22 of the comprehensive plan per section
F, item 43, A Policy 6.3 -"Encourage multi -generational, caretaker,
guest and accessory quarters." A second dwelling permit in the A
(Agricultural) Zone District.
• ii. The sight may have some storm water that originates from the
property on the southern boundry. The flows on the property flow
south to north and also break in the center of the lot and flow to the
east towards 66th Ave. (see attached drawing)
• iii. The front half of the property flows to the ditch along 66th Ave.
The back half of the property flows to the northwest corner as it enters
a common drainage area for all 4 adjoining lots. This common area
flow west and then to the north eventually meeting the river.
• iv. The property flow is generally from the southwest to the northeast
corner. (see attached drawing)
• v. There have been no previous drainage problems with the property.

Environmental Health Questions:
1. The drinking water source on the property is supplied by the North Weld
County Water District. See attached letter from the Water District andcopy of
the water bill.
2. The property contains an existing septic system. The existing septic system was
installed in early 1973, just prior to the required permitting process in the later
part of 1973. The on -site wastewater treatment system evaluation process with
the Department of Public Health and Environment is in process.

Building Department Questions:
1. There is an existing 1874 sq ft single family home and a 224 sq ft utility shed on
the property. The proposed new structure would be a 2800 sq ft outbuilding with
a secondary residence as part of the structure. The secondary residence would be
two stories. (see attached USR drawing)
2. The existing home will continue to be occupied by my Mother-in-law and the
existing shed will be demolished.
3. The proposed outbuilding with a secondary residence will be occupied by me and
my wife. This enables me to take care of my Mother-in-law, the property, and
still allow her to live independently as long as she can.
