RE: APPROVAL OF SUBDIVISION EXEMPTION NO. 108 - MR. AND MRS .
ARTHUR PETERSON AND MR. AND MRS. LOREN COCKCROFT.
a WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home

Rule Charter, is vested with the authority of administering the
e affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado has reviewed the request of Mr. and Mrs. Arthur Peter-

son and Mr. and Mrs . Loren Cockcroft for an exemption from the
definitions of "subdivision" and "subdivided land" in Section
30-28-101 (10) , CRS 1973 , as amended, and Section 2-1 of the

Weld County Subdivision Regulations , and
WHEREAS, the Board of County Commissioners finds that Mr.
and Mrs. Arthur Peterson and Mr. and Mrs. Loren Cockcroft are
the owners of certain parcels of land located in Part of Sec-
tion 10 , Township 5 North, Range 64 West of the 6th P.M. , Weld
County, Colorado and Part of Section 15, Township 5 North,
Rsnge 64 West of the 6th P.M. , Weld County, Colorado. The
Petersons and the Cockcrofts wich to exchange several parcels
of land for the purpose of straightening property lines. The
legal descriptions of the parcels under consideration are as
follows :
PARCEL 1
A parcel of land located in the Northeast Quar-
ter of Section 15, Township 5 North, Range 64
West of the 6th P.M. , County of Weld, State of
Colorado, being more particularly described as
follows :
Beginning at the Northeast Corner of said Sec-
tion 15, and considering the North line of said
Section 15 as bearing North 90°00 ' 00" West,
with all other bearings contained herein rela-
tive thereto;
Thence North 90°00 ' 00" West, along said North
line, 1606 . 86 feet to the True Point of Begin-
ning;
Thence North 90°00 ' 00" West, 165. 74 feet;
Thence South O1°24 ' 32" West, 999 .01 feet;
Thence South 90°00 ' 00" East, 389 . 27 feet;
Thence North 01°22 ' 40" East, 897 .45 feet to a
point on the centerline of County Road 388 ;

terline, 243 .19 feet to the True Point of

rights of way or other easements as recorded

Quarter of Section 15 and the Southeast

Weld, State of Colorado, being more parti-

Beginning at the Southeast Corner of said
Section 10 and considering the South line
of said Section 15 as bearing North 90°00 ' 00"
West with all other bearings contained herein
relative thereto;

line 1383 . 87 feet to the True Point of Begin-
ning;
Thence North 01°22 '40" East, 2157 .06 feet;

a point on said South line;

NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the abovedescribed
parcels be, and hereby are, declared to be exempt from the
definitions of "subdivision" and "subdivided land" as set forth
in Section 30-28-101 (10) , CRS 1973 , as amended, and Section 2--1
of the Weld County Subdivision Regulations , and
BE IT FURTHER RESOLVED by the Board that the resulting
parcels of land shall be considered as single lots.
The above and foregoing Resolution was , on motion duly made
and seconded, adopted by the following vote on the 26th day of
September, A.D. , 1979 .

Applicant: Mr. and Mrs. Arthur Peterson and Mr. and Mrs. Loren Cockcrof.
The owners of the following described property have requested an
exemption from Section 2-1 of the Weld County Subdivision Regu-
lations adopted August 30, 1972, which defines the term subdivi-
sion:
Pt . SE* Section 10, T5N, R64W and Pt . NE* Section 15, T5N, R64W
of the 6th P.M. , Weld County, Colorado
The Planning Department has reviewed this request and recommends
that the request be approved for the following reasons:

COMMENTS:
The Petersons and Cockcrofts wish to exchange several parcels of land. The
purpose of this request is to straighten property lines for more convenient
and economic farming operations for each party. The creation of Weld
County Road 388 split certain parcels and the proposed exchange will now
divide property lines based upon the existence of Weld County Road 388.
Both parties realize that the parcels will no longer exist as separate
parcels but will be considered as part and parcel of existing acreage and
farms owned by the respective parties. No new building sites are created
by this exemption. Therefore, while one of the parcels is located in the
floodplain of South Platte River, there will be no hazards posed to new
structures by this request .
