We are Ed and Sheryl Kosorok, and we live at 3923 County Road 6 Erie, Co. 80516, which is directly East
of the property applying for a Commercial Parking Yard.
I have many concerns regarding this application.
1. Our home structure is only 65 ft. from the access road to the back of the property where the
trucks would be parked. Our bedrooms are on the West side of the house and we are already
experiencing the noise and vibration from the few trucks that are already there.
2. We have issues with the exhaust of vehicles early in the morning when they are being warmed
up, especially in the summer when we would normally open a window, This with just the few
trucks there currently.
3, When speaking to the owner, we were under the impression that the request was for three
dump trucks and a side dumper. We are sure that if it is approved for 20 trucks, there would
soon be 20 trucks. I was also not aware that there are currently 8 employees that would be
adding to traffic in and out, I understood that it was just the immediate family. This number of
trucks would be totally unacceptable.
4, There is currently too much heavy traffic on Road 6, with Oil and Gas and Landfill traffic, and the
road has no shoulders or sidewalks. As with all of this traffic, we are concerned with the safety
standards of the trucks, and proper licensing of the operators. We believe a lot of the operators
currently driving down our road are not the safest drivers, and some of the trucks are
considerably old. We are constantly bombarded with speeding and loud vehicles already,
As far as compatibility, the businesses mentioned in the application are as follows.
1. Asphalt Specialties, which is over a half mile to the north with open pasture in between.
2. Blue Mountain Landscape is around a half mile to the south, and also has open pasture between
us. it is located in Broomfield County
3. Lovewe&l Fencing only has a couple of pickups and a Flatbed for their work.
4. The businesses to the East are across the Interstate from us.
All of the properties near the proposed site are residences, to the east, west, and across the street to
the south, We are all for people making a living. We have existed ok with the current 4 or 5 trucks.
Most are dump trucks, not semi's. As it is now, we can live with it.
As proposed, the site would be totally unacceptable as it would be too much noise, exhaust, vibration
and traffic. We are residences, zoned agriculture, and are not commercial. We don't feel a large truckk
parking operation would be compatible with the neighborhood, and would negatively affect our
property values.

14 We have issues with the fact they want 20 parking spaces which means they will soon have 20 trucks
On the property which is unacceptable. They also have a arena in the back of the property making
hard for that many trucks being parked there to turn around and get out into the street. They also
Have rodeos there on some weekends and the back is filled with pickups, cars and trailers, besides
All the people that come to this event leaving no space for the trucks to be parked.
2. We already have too much traffic on Rd. 6 with oil and gas, and landfill traffic. The road has no
Shoulders or sidewalks making more trucks more of a hazard then what it is now. We are also
Concerned with the safety standards of all the trucks, and proper licensing of the operators.
3. Why on the application the name is Guerrero Trucking and the postcard says Timbro Ranch &
Cattle Company LLC cio Noble Energy? Do they have another business they will be running out of
Their home?
The business mentioned in his application are not in the ag. business and work for farmers

2. The businesses on the east of us is on the 1-25 frontage rd. Are on commercial property.

Dear Ms. Aungst,
I am writing to you in regards to USR18-6046 appearing before the Weld County Planning Commission on August 21,
2018. I am against letting Mr. and Mrs. Guerrero park/house semi -trucks on their property. Our neighborhood has been
inundated with semis lately. We protested vigorously against Encana (now Crestone) using our road as a way in and out
of their facility several years ago. I realize that the trucks would be on Road 6 for a short span, but any amount is too
much.
As a side note, Mr. and Mrs. Guerrero periodically hold rodeos on their property, and have for years. This causes an
extreme amount of traffic, noise and litter for the homes nearby. None of us has protested these rodeos and have let
them go on. But I am going to speak up now and say, please do not let them park their semis on their property. We are
a neighborhood and large trucks in any capacity do not belong.

This is a letter stating our concerns and objections to the USR for semi- truck parking. We live approx.. 3
houses west of the proposed address.
I recently heard that this permit was going to be for 20 semi trucks. Originally I was told it was going to
be for 8 semi trucks. I was not objected to 8 semi trucks, but now it is up to 20 and I feel that it is too
much additional large vehicle traffic for our residential road. The noise and busyness for the closest of
the next door neighbors is going to be a lot for them. We are having difficulties as it is with too much
commercial traffic down Road 6.

Dear Ms Aungst:
This email is in opposition to USR 18-0046. With the unmonitored traffic now on CR 6, I
can't believe that there would be tracking that would lead to the addition of acceleration and
deceleration lanes.With the narrowness of the road, no shoulder, but irrigation ditches on the
sides, where could this widening to accommodate these lanes go? I didn't understand how a
semi could fit in the entrance with the gate closed and not block CR 6. We have requested
more speed limit signs, more monitoring of speeding cars as well as speeding and overweight
trucks, but other than a speed trailer for 2 weeks from Erie, those requests have been
unfulfilled.
With the proximity especially to neighbors to the east, a privacy fence for screening cannot
come near to blocking noise and odor of large trucks, especially noticeable in the early hours
of 5:30-6:00. Who will monitor the 15 minutes maximum idling?
Why are 20 parking spaces needed if there will be 8 trucks and 8 employees, or is the number
requested now 12? Or is it 20? How will this be monitored? How will the total number and
type of trucks be tracked when that could change daily?
At one point the requester mentioned the entrance to the back of the property. I didn't
understand that.
This USR leaves so many questions to be answered that I believe, with all due respect,
Reviewers need to return to the site to measure, inspect and observe the traffic that already
overloads CR 6 with no relief in sight for the residents who live here.
Thank you for reconsidering more heavy traffic on CR6.

Currently at the moment we have 5 semis
3 are working
1 has no driver
1 spare truck
6 tandem dumps
2 are working
3 sitting without drivers
1 spare truck
The trucks get started and are out as soon as they can,no point in idling then there since fuel is my biggest expense
There's about 3 acres back there for the trucks to turn around
Not everyday all trucks go out some days none go out
