Use by Special review Questionnaire
Planning questions:
1. We would like to start a special event hosting business!
We would like to have the facility available for indoor as
well as outdoor events year round. This will include
weddings, birthday parties, family reunions, class
reunions, baby/bridal showers etc. We want to plan to
have a grassy area for wedding ceremonies as well as yard
games. We want to offer a patio area for smaller events
such as bridal showers etc. We will have a "staging area"
for caterers to set their food before setting it up. So it will
be a kitchen area but NOT a full catering kitchen.
2. We feel that by offering a special event center in our area
would benefit everyone in our community. With a facility
close to home our citizens would not need to travel far on
our highways great distances to get to a wedding or other
event. We would market to our community for all of their
special event needs.
3. We are zoned agricultural. We feel that by offering a
special event center on our family farm it would be a great
way to show people the respect that we have for our view
of the front range. We don't want to lose sight of why we
live here but instead would love to share the beauty of our
land. We would do extensive cleanup of our property,
while adding beautiful landscaping for wedding
backgrounds! It would have lots of trees as well as grass,
flowers, and flowering shrubs.
4. The land use around our area is agricultural. We have
horse training facility to our east. We have subdivision to
our south directly bordering our family farm. We have had
several people from the community request a wedding or
party in our barn. They drive by our house everyday on
their way to work.
5. The proposed days that we feel would get the most
business would be Friday through Sunday 10 am until 10
pm. We might host an occasional meeting or ladies
luncheon during the week. The hours of operation would
most likely be from 10 A.M. until 10 pm.
6. I for see only hiring part time help with events as needed
for the size of the event. We would work the business
ourselves as much as possible.

8. The number of people that would use this facility would
vary depending on the event taking place. We plan to
keep events small with less than 100 people.

10. We will have a 40x96 foot barn for the events. The
driveway will be gravel. The parking lot will be gravel. The
landscaping will be a grassy area with scrubs and flowers
surrounding the area. There will be a dirt berm lining C.R.
50. This will have trees planted on it as well as flowers.
This will block the view from the road as well as block the
noise from the event for our neighbors to our north.
11. We are proposing about 35 to 40 parking spaces.
With 5 to 6 handicap parking spaces.
12. There really hasn't been any landscaping in this area
to speak of. It will definitely beautify the area where the
barn sits. We will plant trees where needed and have
some flower garden areas with a gazebo.
13. We have not decided on a fence yet. But most likely it
would be a split rail fence along the ditch.
14. We will not have any outdoor storage areas.
15. If there comes a time when we do not use this facility
for special events the area will be beautifully landscaped
and will be a huge improvement to the way it stands right
now! No reclamation needed.
16. Fire protection will be provided by Front Range Fire
Rescue!! We are communicating with them. We have a list
of things that they require to allow us to keep our guests
safe!
17. Our improvements will include landscaping, fencing,
drainage, parking lot, improving the building so it is up to
commercial code. We hope to have everything done by
June 1,2019.
Engineering questions
1. One round trip for every car or truck that attends the events. This will be 1 to 3 days per week.
2. The expected travel routes are East and West down County road 50.
3. Cars/trucks will travel down County Road 50 from the east or west.
4. That will depend on the time of day for the wedding or other event. I am guessing about 4:30
p.m. and leaving the event at 10:00 p.m.
5. The access to the site will be to the North of the barn on top of the hill across from Loma Vista
Lane.
6. We will submit the drainage report separately.
Environment Health Questions
1. The drinking water is provided by Little Thompson Water district. I have submitted the
proof of water tap.
2. We have installed a septic system. I have submitted proof of a permit that was finalized.

Public Works will review the narrative and advise the applicant if more information or an engineered traffic
study is required.

A Traffic Impact Study shall be completed by a Colorado Registered Professional Engineer following the
checklist available on the Public Works website at:
