Your protest of value has been denied due to comparison of other similar properties which sold during the Jan 2017 to June 2018 time period. If you disagree with the Assessor's decision, you have the right to appeal to the County Board of Equalization for further consideration, § 39-8-106(1)(a), C.R.S. The deadline for filing real property appeals is July 15. The Assessor establishes property values. The local taxing authorities (county, school district, city, fire protection, and other special districts) set mill levies. The mill levy requested by each taxing authority is based on a projected budget and the property tax revenue required to adequately fund the services it provides to its taxpayers. SISSON JIM L (970) 506-9308 JimmieS51@msn.com Account No: R8582300 My Estimate of Property Value is $350,000 I am appealing the valuation of our home for several reasons. I believe the valuation is a little high compared to other homes selling in our area, our property taxes have increased by a higher amount than the homes directly around us, and our home has been devalued by the widening and realignment of 20th St. After researching homes sold in our area here are a few of the comparable I have found: 1117 101St Ave Greeley, CO 1897 Square ft: Sold 02/28/18 - $335,000 Acct #R0992901 1405 101st Ave CT, Greeley, CO 1897 Square: Sold 08/15/17 - $339,900 Acct #R1001001 8113 21st ST Rd, Greeley, CO 1751 Square ft: Sold 04/27/17 $330,000 Acct #R3962305 The homes directly around me had their appraised value increased from between 12.4% to 15.15% mine was increased by 19.04% (See list below), one home (1920 79th Ave) is larger, has more options than ours and a walk -out basement and it was appraised at only $357,147.000 while ours was appraised at $365,819. Neighboring homes — Appraisal value raised: 1945 79th Ave (directly across the street to the west) — 13.2% 1941 79th Ave — 12.73 % 1937 79th Ave — 15.14% 1933 79th Ave — 12.82% 7810 19th St Rd (directly behind us) — 13.97% 7806 19th St Rd — 13.7% 7815 19th St Rd - 12.47% 7812 19th St Rd — 14.06 % 7809 W. 19th St Rd — 13.219% 1920 79th Ave — 12.05% Our home is on a very busy and noisy corner 20th St and 79th Ave. These problems were exacerbated when 20th St was widened from a two lane to a four lane and raised by several ft, motorists as well as pedestrians can now look down into our backyard over our privacy fence. The elevated roadway has increased the noise level in our home. Options we don't have that other homes in our area have are 5piece master bath, fireplace and tiled floors Sincerely, Jim Sisson
