'7O054 A,,, F� ercFrin, R^r^rA r RESOLUTION WHEREAS, a public hearing was held on May 24, 1976, in the chambers of the Board of County Commissioners, Weld County, Colorado for the purpose of hearing a petition of Harold Vienot of Brighton, Colorado, requesting a change of zone from 'rA" Agricultural District to "C" Commercial District, Planned Unit Development, and WHEREAS, the petitioner was present, and WHEREAS, there was no opposition to the change of zone, and WHEREAS, the Board of County Commissioners heard all the testimony and statements of those present, and WHEREAS, the Board of County Commissioners has studied the request of petitioner and studied the recommendations of the Weld County Planning Commission as submitted, and having been fully informed; NOW, THEREFORE, BE IT RESOLVED, by the Board of County Commissioners, that the petition of Harold Vienot, Brighton, Colorado, for change of zone from "A" Agricultural District to "C" Commercial District, Planned Unit Development, said area being more particularly described as follows: A tract of land in the South one-half (SD of Section 31 North, Township 1 North, Range 66 West of the 6th P. M. , Weld County, Colorado, described as follows: Beginning at the Southeast Corner of that part of the Southeast One Quarter of said Section 31 lying West of the Right-of-Way of the Union Pacific Railroad Company said point being 1804. 55 feet West of the Southeast Corner of said Section 31; thence North 13°47'30" East, 2153. 52 feet along said Right-of-Way of the Union Pacific Railroad Company to the true point of beginning; thence West and parallel to the South line of said Section 31 a distance of 211, 75 feet; thence South 13°47'30" West, 105. 9 feet; thence South 120. 0 feet; thence East 182. 30 feet more or less, to a point on the Westerly Right-of-Way line of the Union Pacific Railroad Company; thence North 13° 47'30" East, 229. 46 feet to the true point of beginning; Weld County, Colorado. Contains 1. 102 acres, more or less, and is hereby granted under the conditions following: 1, That any water and sanitation facilities to be installed shall be ' approved by the State Health Department. 2. All applicable subdivision regulations and zoning regulations shall be followed and complied with in accordance with the zoning regulations of Weld County, Colorado. 3.
