This is our letter to explain how we would like the Bosalita Estates f.n.a. Ivy Crest Estates to be
accepted.
A simple three lots of approximately 5+/- acres. With a dual entrance for the two lots on south and use
existing access for the north lot.
There is an existing access on north lot that has been there for at least 40 years. The reason that this
will work the most beneficial to the north lot is that there are two overhead power lines that would
have to be driven under each time entering this lot and the NCWCD water line would be driven over if it
is left as the culdesac plan for (Ivy Estates). They can be avoided by using existing entrance.
This north lot is quite unique, as we are trying to encompass all of the easements and right of ways .
Which consist of the overhead power lines, Northern Colorado Water Conservancy District Line
easement, and the easement that includes entrance for Lot B on the Amended Recorded Exemption No.
1209 -21 -4 -RE -2151. That will leave the other two lots requested to be free of any easements.
With a new two lot entrance from Rd 19 for the other two lots. There is already power, natural gas
along Rd. 19 and water from CWCWD with one tap already installed. There is capacity for the other two
lots requested.
United Power has assessed the layout and we have a bid for installation as soon as we know what we
can do from your acceptance.

Request: Minor Subdivision Final Plan for three (3) residential lots with E (Estate)
Zoning.
Legal Desc.: Lot A AMRE-2151; Part of the E2 of Section 21, T5N, R67W of the 61h PM
Location: West of and adjacent to County Road 19 and approximately 1,850 feet
north of State Highway 66.

On July 18, 2001, the Weld County Board of County Commissioners (BOCC) voted to approve -
with -conditions Minor Subdivision Final Plan, S-588 for five (5) residential lots with E (Estate)
Zoning.
As of the date of this memorandum the Final Plan has not been recorded. The Department of
Planning Services has received a request from the new property owners (Pence) along with an
updated final plan map. The applicant is proposing the change the number of access points to
two (2), reduce the number of lots from five (5) to three (3) and change the name of the
subdivision from Ivy Crest Minor Subdivision to Pence Minor Subdivision.
Since this resolution was signed by the BOCC in 2001, staff is sending this case to all referral
agencies for review of this updated request. Please review this case PUDF18-0004 at the

May 1, 2001 Planning Commission voted to send a recommendation of
approval with conditions to the Board of County Commissioners
for S-588.
July 18, 2001 The Board of County Commissioners considered and voted to
approved with conditions S-588.
June 5, 2017 Property sold to Kim and John Pence
At this time, the applicant has not addressed the conditions in the Board of Commissioner's
resolution and has not recorded the change of zone plat.
