We are opposed to the USR (Case # USRl9-000l) for the following reasons:
*Increased commercial truck traffic in a residential area, on a very rough gravel
with fairly narrow bridges either way of the property access
*With a growing oil and gas industry, we all know the projections set forth in the
application will likely be exceeded and once a USR is in place, incremental
expansion will likely follow.
*Decreased value of my residential property and the surrounding residential
properties near the applicant address.
`Areas with other commercial activity are better suited for such businesses, and
there isn't any other commercial properties in this particular area.
*The owner, to my understanding, will not reside on the property, and in fact lives
out of state. This owner will not endure the ill effects such a business will inflict.
*I understand the reclassification of some agriculture land in Weld County is
necessary for the growth of a very lucrative oil and gas industry. However,we
encourage you to do so cautiously to protect the core values of the commissioners
and residents of Weld County, preserve agricultural land and lifestyle and to
maintain residential well being. We believe allowing this USR in any capacity
would jeopardize those values and we are strongly opposed to this.

After very careful review, I am writing in opposition to the proposed USR request from Quokka Investments
Colorado LLC. My family and I are directly impacted as we live within 500 feet of the proposed commercial
trucking operation.
We reside in a very nice agricultural based area. What attracted us and likely many of the neighboring properties
to this specific area is the quiet country living. We enjoy the mountain views, starry nights, city lights, beautiful
sunsets and most of all the peace and quiet.. All of the properties on CR 66 surrounding the proposed site are
single family homes like ours — most if not all with values of $.500K+. We are raising families here and are using the
land to grow crops and raise livestock under the Ag zoning umbrella. I have included photos of 6 homes that
directly surround this proposed site so that you can visualize the landscape. This is obviously NOT the right area
for a commercial trucking operation like the one being proposed. This commercial business may be suited for a
city like Greeley (in very close proximity) but not here.
If passed, this USR would create a huge disruption to our area. Quokka Investments Colorado LLC despite the
Colorado in it's name is based out of Texas. It is not a local company and has no vested interest in our small
farming community. With the potential for 2 shops (one there now), a portable office building, an unsightly port -
a -potty, up to 10 semi trucks plus an additional 12 vehicles permitted to run potentially 24/7 (though they will try►
to maintain 7:00-5:00 hours) plus visitors/guests/delivery drivers corning and going there are numerous
detrimental issues that will arise.
First and foremost it would be devastating to property values as well as the quality of life here. CR 66 is a dirt road
that already has grading issues and produces excessive dust as a result of the minimal traffic we have now. To
allow 22 more vehicles daily (10 semi's plus staff vehicles plus S other pickup trucks) would create a huge nuisance
and disruption. The additional maintenance to resident vehicles from the wash boarded roads will increase, the
dust will be much worse than it already is and the children playing outside and animals will be affected by the
noise and congestion. Lastly, the proposed site for this USR is right off the dirt road and in very clear view of all
neighboring properties. There is nothing there to block or hide it and if passed we would all be forced to look at it
everyday.
I urge you to issue a denial for this USR. This is very clearly not the place for this type of commercial trucking
operation.

I am contacting you about the U R 19-0001 and I have to let you know when
Steve Mumm and Chad Braunsroth and his brother Chris came buy after the
purchase of that parcel right next door to me they started off saying they
were only going to have a couple trucks well wait first he ask if I minded if he
took down the fence in the back which was about 600' north then turned
east for about 400' which completely fenced in my 11 acres of woven wire
between our two properties, because he needed to move his horse out here
and that he and his wife an 2 kids would be building a house up at the top of
the land and they were would be seeding this back property and may be
planting hay he even told me he wished the owner would of backed out of the
sale because he needed more work. So after visiting with the neighbors not
asking them if they were for it or against it I found out we were all kind of
getting the same story.
Looking at all of what Mumm has on this application for Quokka Investment
Co.LIE LLC out of Spring Texas that is nothing like what he had his worker bees
telling us. They have as far as I am concerned deceived everyone on this list
and if as some do just go sure why not people should be able to do what ever
they want on their property as long as it doesn't effect me. This effects a lot of
us and I personally feel like we have been lied to again they pull this stuff all
the time. I know what a storage or warehouse is for oilfield stuff piled every
where oh they stack it nice but it is still just a storage place in the middle if a
AG area. I mean send someone out here and take pictures of what it looks
like now vs what it will be with 6 to 10 trucks 12 pick up trucks an office out
front. because they stuck a horse fenced in out front makes it look better. I
have concerns bout them saying one thing then later in the application
showing another. examples. page 2. says 5 pick up trucks but on the front
paragraph where they explain in detail say 5 which is it? Page 3. Paragraph
4. Says 7am to 5pm ( daylight hours) which means come spring the days get
longer they will be in and out more than 8hrs a day. Page 3, #11 says says
there are 20 spaces available for trucks or trailers. which is it 6 to 10 semi
trucks and trailers or 20 spaces for trucks and trailers. Not counting at least
3 - 35' long flatbeds that I have already seen going in and out over there they
do not mention those but they are a part of their daily business. Page 5 #4
Says pickup and cars up to 12 pick ups thought it was 5 pick up trucks.
There are a lot of things in this application I do not trust what I was told vs
what it says on the application. At corner of county rd 55 85 66 those trucks
can not turn from either direction nor is the entrances into the property
unless they swing way over to the south which is going to cause the road to
deteriorate with those trucks running in an out every day. I have concerns
about the water not being able to flow under the driveway entrance which
means it will back up in the spring rains an sit there causing mosquitoes
breeding grounds. There is a 25' foot culvert there that the oilfield put in
wrong when they put that road in to get back to the well to the north. This
business is to big to be in the middle of all of us on this road and even if they
added 2 horses and a cow it just does not fit for what most of us do out here.

We are writing this email in reference to the notice I received from the Weld County Planning
Services about Case#USR19-0001 Ref. Quokka Investments Colorado LLC.
We do not feel the proposed USR for a land remediation business, would fit in well in our area. We
do not wish to have such a large business near our home. We are also concerned about the
additional traffic it may cause coming past our house from Hwy 392.

Angela , This is Wayne Corbin , I live at 27505 WCR 66 and my property is adjacent to the property of Quokka
Investments Colorado LLC.
I Want to Express my families Complete Opposition to this proposed rezoning and plans of these people.
This would take my , and all Neighbors property values down , would create Traffic/Noise pollution- at all hours through
my private lane , disrupt
My country/Agricultural lifestyle , There are several young drivers in the area; Including my 17 year old daughter
concerned about accidents.
Would also cause disruption to wildlife in area.
Please take these points into consideration , and let me know of any hearing dates.
