Anderson Property address: 1128 Sandra Drive, Johnstown, CO To whom it may concern: We would like to protest the valuation of our real property at 1128 Sandra Drive in Johnstown. Our estimate of the value of the property on June 30, 2018 is $340,000. After reviewing the comparable sales, we prepared the attached spreadsheet. The properties at 127 Pleasant and 1124 Sandra both have larger, corner lots, so they are worth more than our property. The properties at 126 and 128 Pleasant both have an unobstructed view of the mountains to the west, which adds value, so they are worth more than our property. Mother comp at 1113 Country Acres Court has more square footage and a larger lot than our property. The most comparable sales are at 1110 and 1113 Country Acres Drive. The average sale price of these two properties is $317,450, and the average valuation is $343,058. Therefore, we believe the valuation should be $340,000.
