This letter is in objection to the proposed Outdoor Storage for R', boats. motor homes,
and 5th wheel trailers in a predominately agriculture area proposed by Kevin & Deanna
Dougherty.
The traffic on road 2 has increased significantly over the past years and this will only
cause more concern for safety on this road. With the speed limit posted at 55 MPH and
most cars exceed this limit, we foresee numerous accidents. This facility will only
increase the traffic on road 2.
There are at least 2 other storage facilities within 5 miles of this property. How many o
we need, especially in an agriculture area?
By the time he does an offset from the road like all the others have had to do he doesn't
have enough acreage left to warrant any kind of parking facility, it would be more of an
eye sore than benefit to the surrounding area.

Enclosed is a petition that was signed by several of our neighbors in this community.
ALL are OPPOSED to having this proposed facility in our neighborhood. This is not
consistent or compatible with our neighborhood. Most importantly, 3 acres in not
enough land to make the necessary improvements needed to make this neighborhood
friendly, a 150 ft set back, 8ft Privacy fencing along WCR 2, and an additional turn in
road off WCR2, drainage pond and hold 100 RV's or boats.

As a property owner very close to the proposed project (about 750 ft. from the SW corner of the storage
property to the NE corner of our property). We are very concerned about the following items:
1. WCR 2/168th Avenue is an extremely busy collector road with a traffic count of over 2400 cars,
pickup trucks, motor homes and semi -trucks per day.
2. The road tops a hill to the east and the line of sight is very limited.
3. Traffic speed is usually over the speed limit to the point that the Colorado State Patrol is using
motor cycle officers to try to control the speeds.
4. Storage yards do accumulate abandoned and wrecked vehicles, especially as a yard ages. A
drive by will validate that claim.
5. Storage yard managers will state that these yards are a target for drug deals. The pusher rents a
space and parks a unit. He gives his code to the buyer. They are out of sight behind a locked
gate to do their deal.
6. Most all storage yards in southern Weld County and northern Adams County have unfilled
(unrented) spaces. A drive -by will also validate that. There is not a need of one more storage
yard as of now.
We recommend that the Board of commissioners accept the recommendation of the planning board
and deny the request for USR19-007.
However, if The Board does approve the request for USR19-007, we would highly recommend a
deceleration lane from both east and west. A high percentage of vehicles entering the storage yard
would be large motor homes or towed vehicles, including some pickups towing an RV trailer and a boat
or other trailer such as side by sides, snow machines, etc.
We would ask for a 150 ft. setback with a screened fence or nice wall fence and landscaping and trees
between the fence and the road.
Lighting in the lot should be shielded for the benefit of all of us.
Will there be an owner/manager living on site for security purposes?

To whom it may concern:
I support Kevin and Deanna Dougherty creating a motorhome,
boat storage facility on their land. It does not block my
view at all, nor do I feel it would block other neighbors
view. I feel that the increase in traffic would be very
limited due to what is being stored on the property.
They have done an amazing job in cleaning up the property
since moving in and have improved the appearance of the
property immensely. I feel they would be conscientious and
considerate with having motorhomes and boats stored there,
keeping up the appearance of the property appropriately.
