It is anticipated that the site will be developed with low density / rural residential uses. State annexation standards require a minimum one - sixth boundary contiguity (16.66%) for annexation. This parcel is approximately 26.67% contiguous with existing city boundaries. Contiguous area is 2151.34', of total 8067.59' perimeter. The Annexation is located directly west of 83`d Avenue and consists of 38.41 acres. The property is proposed to be withdrawn from the Windsor -Severance Fire Protection District and receive fire services from the Greeley Fire Department. The annexation of this property into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is evidence that this site shares a common interest with the City's future. The requirements of State Statutes and City of Greeley Comprehensive Plan Policies for annexation appear to have been met by this requested annexation.
