June 27, 2019
We are appealing your tax value increase of 24.0942% for the property of:
PVI 1BV-53 L53 Amended Bella Vista 1st Filing; R4914686
We have not done any improvements on our home for the year 2018-2019 to cause this type of increase.
The properties around us do not compare to our property to cause property value increase; our property
is a 3 bedroom, 1 and a 'A bath, 1 car carport.
Can you please change the square footage on Porch SF on our property from 72 to 24? It has yet to be
correct from 2017.
According to your website under value information, sales search tools; there has been one house 1505
Sanchez Ct that sold during your period of 6-30-2017 to 6-30-2018; and that house has 4 bedrooms 2
full baths, rooms listed is wrong -should be 6 not 4; larger, fnished basement, double carport, balcony.
Additionally it is 2 stories not 1. The other property listed 1707 Juanita Ct doesn't fall in the period.
There is no rational reason that we should have another huge increase to our property once again, we did
this in 2017 when you hit us with an enormous increase; the oil and gas industry in Weld County has not
recovered and probably won't with 181 but the Assessor's office should not be penalizing property
owners. Do you realize in the span of 7 years you have MORE THAN DOUBLED the value of our
house taxes?
2012 $ 86,385 value of our house
2013 $ 81,824 value of our house
2014 $ 81,824 value of our house
$130,267 value of our house, 48,446 increase; agreed upon $105,000 value of our house
2016 $105,000 value of our house
$198,552 value of our house, 93,552 increase; agreed upon $175,000 value of our house
2018 $175,000 value of our house
2019 $230,549 value of our house
APPEAL 2015
APPEAL 2017
APPEALING ONCE AGAIN! DO YOU SEE THE PATTERN???
DIFFERNCE FROM 2012 TO 2019 VALUE OF OUR HOUSE $144,164
Have your employees come to the Bella Vista Subdivision and really all over Weld County and go
house by house see what shape the land and homes are really like and are worth.
Bella Vista subdivision is falling apart, come and look at every house and you can see low income
houses deteriorating and the land they sit on is disgusting; No house in this neighbor hood should be
worth more than $150,000 considering that probably 90% of the homes are in need of some serious
repairs and upgrades.
We value our home at $155,000

The Assessor has carefully studied all available information, giving particular attention to the
specifics included on your protest. The Assessor's determination of value after review is based on
the following:
AL01 - Your property has been uniformly valued following Colorado law. Your protest of value has
been denied due to comparison of other similar properties which sold during the Jan 2017 to June
2018 time period.
If you disagree with the Assessor's decision, you have the right to appeal to the County
Board of Equalization for further consideration, § 39-8-106(1)(a), C.R.S.
The deadline for filing real property appeals is July 15.
The Assessor establishes property values. The local taxing authorities (county, school district, city,
fire protection, and other special districts) set mill levies. The mill levy requested by each taxing
authority is based on a projected budget and the property tax revenue required to adequately fund
the services it provides to its taxpayers. The local taxing authorities hold budget hearings in the fall.
If you are concerned about mill levies, we recommend that you attend these budget hearings.
Please refer to last year's tax bill or ask your Assessor for a listing of the local taxing authorities.
Please refer to the reverse side of this notice for additional information.
