RE: APPROVAL OF LOT SIZE VARIANCE NO. 68 - GEORGE LEGINO
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners has determined
at a public hearing held on the 5th day of July, 1978 , in the
Chambers of the Board of County Commissioners of Weld County,
Colorado, that a certain tract of land is owned by George Legino,
which land is more particularly described as follows :
A tract of land in the South Half (S1) of Section 2,
Township 7 North, Range 67 West of the 6th P.M. ,
Weld County, Colorado, more particularly described
as follows:
Beginning at the Southwest corner of said Section 2;
thence South 89°45' East along the South line of
said Section 2 a distance of 1768.1 feet to the
True Point of Beginning;
Thence North 0°27' Fast 19.3 feet, more or less,
to a 1" O.D. pipe at the Southwest fence corner;
Thence North 14°03' West, 408.55 feet, more or
less to a 1" O.D. pipe along the West side of
the fence;
Thence North 2'29' West 70.55 feet, more or less,
to a 1" O.D. pipe along the West side of the
fence;
Thence North 20°31' East 265.34 feet, more or less,
to a 1" O.D. pipe at the corner change of the
fence;
Thence North 48°30' West 498.92 feet, more or less,
to a 1" O.D. pipe along the fence;
Thence North 14°59' West 272.76 feet, more or less,
to a 1" O.D. pipe along the fence;
Thence North 9°26' East 293.36 feet, more or less,
to a 1" O.P. pipe along the fence;
Thence North 31°19' West 122.6 feet, more or less,
to a 1" O.D. pipe along the fence;
Thence North 9°57' West 709.5 feet, more or less,
to a 1" O.D. pipe at the Northwest fence corner;
Thence South 57°11' East 451.68 feet, more or less,
to a 5/8" diameter piece of rebar on the West
bank of the Collins Lateral;
Thence South 57°11' East 15 fcct, more or less,
to the Centerline of the Collins Lateral;
Thence, following a Southerly meander line along
the centerline of the *Collins Lateral to the
South line of said Section 2;
Thence Westerly along said South line of said
Section 2, a distance of 1315 feet, more or
less, to the True Point of Beginning.
*Collins Lateral is more properly known as the
Larimer County Canal.

WHEREAS, the owner of said tract of land desires to obtain
a variance from the minimum lot size requirement so that said
applicant may make application to the Board of County Commissioners
for a recorded exemption, as set forth in Section 9-4.A. (6) of
the Subdivision Regulations, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, feels that the applicant has shown good cause for granting
a lot size variance under Section 9-4 .A. (6) of the Weld County Sub-
division Regulations.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado, that a variance from lot size
requirements, be and hereby is , granted to George Legino for the
above described parcel of land.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 5th day of
July, A.D. , 1978.
