THIS DEED, Made this day of April, 2019 between EWE Warehouse Investments XL
Ltd, a Florida limited partnership, grantor, for and in consideration of the sum of Four Million
Seven Hundred Thousand and No/100 Dollars ($4,700,000.00), in hand paid, hereby sell(s) and
convey(s) to County of Weld, a body corporate and politic of the State of Colorado, grantee, the
following described real property located in County of Weld, and State of Colorado, to wit:
Lot 4, Weld County Business Park Tract C Minor Subdivision, City of Greeley, County of Weld,
State of Colorado.
Also known by street and number as: 1250 II Street, Greeley, CO 80631
TOGETHER with all and singular the hereditaments and appurtenances thereunto belonging, or
in anywise appertaining, the reversion and reversions, remainder and remainders, rents, issues and.
profits thereof, and all the estate, right, title, interest, claim and demand whatsoever of the Grantor,
either in law or equity, of, in and to the above bargained premises, with the hereditaments and
appurtenances;
TO HAVE AND TO HOLD the said premises above bargained and described, with the
appurtenances, unto the Grantee, its successors and assigns forever. The Grantor, for itself, its
successors and assigns, does covenant and agree that it shall and will WARRANT AND
FOREVER DEFEND the above bargained premises in the quiet and peaceable possession of the
Grantee, its successors and assigns, against all and every person or persons claiming the whole or
any part thereof, by, through or under the Grantor, but not otherwise, subject, however, to those
matters arising pursuant to those items set forth on Exhibit A, attached hereto and incorporated
herein by this reference.
