The legal description of the property is GR 6593 N66FT OF E105FT L2SBLK24 FARRS 5TH. The subject is a Frame Masonry Veneer house constructed in 1959. It has 1134 square feet of finished living area above grade. There are 3.00 bedrooms and 1.00 bathrooms. The Assessor has classified the structure as a Ranch 1 Story home of Fair quality construction. Page 2 of 6 Market Approach Summary The subject property has been classified as Residential for assessment purposes. Residential property value shall be determined solely by consideration of the Market Approach to Value {39-1-103(5)(a), CRS}. As required by 39-1-104(10.2), CRS, the market value is determined by utilizing data from the period of one and one-half years immediately prior to June 3 0th, 2018. Please note: Subject is located at the signalized intersection of two main streets in Greeley -11th Avenue and 25th Street across the street from Carl's Junior, and Walgreens a ns and diagonally across from U -Pump It gas station. There is almost no on -street parking with this property and the traffic, and the noise from this traffic, GREATLY affect the value of this property. Also, greatly affecting the marketability, and therefore value, is the fact that Subject has no basement. The property located at 2641 11th Avenue is the most significant sale. It is located just three properties to the south of Subject. It is very similar in size and age. This property has a partially finished basement. It sold on 1/17/2017 for 185,000. The property located at 2518 16th Avenue is a ranch style with no basement and is similar in size and age. It is in a much superior location than Subject. It sold for $155,500 on 2/23/2017 with the seller paying $4,665 in closing concessions. The property located at 2513 15th Avenue Court is a ranch style with no basement and is similar in size and age. It is in a much superior location than Subject. It sold for $176,000 on 7/15/2016, Income Approach Subject is currently rented for $1,200 per month. I assume that my taxes will go up to approximately $1,000 per year. The homeowner's insurance is approximately $1,000 per year. Repairs and maintenance are approximately $2,000 per year and vacancy rate at 3% is approximately $500 per year.
