We live directly south (across the street) of the proposed RV/Boat Facility. We are against this
facility. The current neighborhood consist of 10 to 80 acre parcels, zoned agriculture with homes.
lot of the neighbors in this community, have lived here 20 plus years.. We enjoy the open space, our
privacy, a sense of security and a quieter atmosphere. We're concerned how this RV/Boat rental
facility is consistant and compatible with the surrounding neighborhood. The Dougherty's obviously
haven't lived here long and don't care about their neighbors. The Dougherty ' s want to make money off
their 3 acres of land, by cluttering the neighborhood, with other neighborhood's outdoor toys. This
will decrease our property value, take away our open space, expose our neighborhood to more traffic,
which statically bring more theft. .
Weld County Road 2 is a "collector" road. We have been told that a property of this size is only
allowed one access into their property. The drawing illustrates two. I wonder if anyone has visited this
proposed site. The proposed access road going into the facility is blind to west -bound traffic.
The drawing also shows the chain link fence is right up to the right away of WCR2. Chain link fence is
not consistent with the neighborhood and is not effective screening. We have visited several other
storage facilities west of 1-+76. They are at least 100-15011 off edge of road and none of these facilities
are as close to other neighbor's homes as this proposed RV/Boat rental facility is.
With all these RV rental places popping up, it's starting to look like southern Weld County is
becoming Denver and Northern Suburb's dumping ground for their outdoor toys,. These look awful!!
Housing developments are being built all over with HOA's to protect their neighorhood's privacy and
property. HON s prohibit RV's and boat to be parked in their yards to eliminate the clutter, So why
should it be okay to clutter our neighborhood and destroy our neighborhood values??.
We entrust that the members of Weld County Planning Board and County Commisioners, will
remember it is your job to protect and ensure that if there is any growth, that it is consitant and
compatible with our neighborhood. We do not have IOA's in our neighborhood
Keep in mind, we purchased agriculture land to have open space, not look at the 100 of RV's and
boats, if Weld County Planning Department does accept their proposal, the following provisions
should be honored.
1, The only access road into the facility should be Dougherty' s personal access at the top ofthe
hilly
, At least 15 Oft set back off WCR
3. A 8ft privacy fence, made of brick, along all bordering properties, especially along WCR 2.
4. The WCR 2 side should also have 2 rows of 12-14ft trees planted and maintained along the
fence line, to create a visual buffer and a more a appealing look to our neighborhood.

Response to Case# U RI9-007 Kevin & Deanna Dougherty - Outdoor Storage
This letter is to state our objection to the proposed project: USR for outdoor storage of RVs, boats, m otorhomes
and 5th wheel trailers in the Agricultural Zone District Our objections is two- fold as we see impacts to our
property and property value if this is granted.
First the traffic on WC Road 2 in this area has strongly increased over the past 5-10 years and the safety concerns
with having these large trailers entering and exiting will cause increased safety issue Will there be a requirement
for a dedicated turn in lane if this is granted?
Secondly, we feel it will be an eye -sore for the neighborhood and will impact real estate value of our property as
well as the properties around us. If this is granted what are the site preparation requirements? Will it be fenced,
will surface work (gravel, rock, etc.) be required? There are existing storage lots of this type in the area within 5
miles of this property. There is a facility on WC Road 4 and another on WC Road 8 that can be utilized.
Thank you for your considerations of our concerns and please ensure we are informed of any additional decisions
regarding this proposal.

To whom it may concern:
I support Kevin and Deanna Dougherty creating a motorhome,
boat storage facility on their land. It does not block my
view at all, nor do I feel it would block other neighbors
view. I feel that the increase in traffic would be very
limited due to what is being stored on the property.
They have done an amazing job in cleaning up the property
since moving in and have improved the appearance of the
property immensely. Z feel they would be conscientious and
considerate with having motorhomes and boats stored there,
keeping up the appearance of the property appropriately.
