County Commissioners,
Thank you for reviewing this project. I apologize for not being able to meet in person due to
an annual potato board meeting in Austin, Texas that was necessary I attend.
This planned development is across the road from my wife and I's home on the East side,
along with our farm office and shop down the road from us as well. We farm the adjacent
ground to the South, West and North.
I have been asked, being a farmer, why I would be involved in putting in a development.
Back in 2006, Dave Keiser and myself purchased this farm from his father in order for
Strohauer Farms to put an augmentation pond here as part of the augmentation plan that
was currently in process. We also believed having homes surrounding the pond would look
the best for the property. Unfortunately, we could not survive the opposition to our
augmentation plan and withdrew it three years later. The planned development went onto
the back burner for close to 10 years, but we feel now is the time to move forward with this
project (minus the augmentation pond) due to demand and interest we've received.
Our intent for this development is for the design to be aesthetically -pleasing and conducive
to surrounding Agriculture. My wife and I already have interest from friends and relatives
in possibly building in this development. Dave lives in the development he did years ago,
and that project has been a great success. My reason for wanting a gravel driveway is the
look and fit of it in an agriculture area. A raised gravel driveway with a cement entry would
fit the look and feel we are trying to achieve while also providing the safety, access and
protection for County Road SO.
Thank you for your time on this project, and I apologize again that I was unable to attend.
Sincerely,
tri
Harry trohauer

At the final plan, the applicant will need to show the approved 40' concrete pan tracking control at the subdivision road
access location. The unpaved subdivision road will comply with the cross section requirement of Weld County Code
Chapter 24, Appendix E.

Right, it would just be this language
Section 27-2-40, Bulk requirements — The applicant has chosen to adhere to the bulk requirements of the E (Estate) Zone
District for the nine (9) residential lots.

Okay. That is what we were thinking. So we would delete all but the first sentence from that section of the
findings. Right?

Subject: RE Clarifying Question re PUDZ18-0002 (Keiser/Strohauer)
I think it is good to follow up with her, but corning out of the planning commission, the idea was to Just make them
adhere to the code for the estate zone and not modify anything I didn't hear the board modify any of that, either
during the hearing or going back and listening to it, so I think the gist is that with regard to animal units and modular
homes, they have to Just adhere to the estate zone

that there were some contradicting things we need to clarify with Barb She will be in Monday morning Below
is the email Esther sent to Barb When we get a response from her I will make changes to the Reso and then
send it to you for one last review I have attached the hearing cert with audio and bookmarked and highlighted
two spots where the condition was discussed I also attached the modified resolution to show the PC changes

Subject: Clarifying Question re PUDZ18-0002 (Keiser/Strohauer)
Hi Barb,
If you have two minutes between meetings on Monday, we have a quick question that needs clarified concerning what
was said in the hearing, versus what the Draft Resolution changes reflect It will be easier to clarify in person, versus an
email string We have the brief audio segments bookmarked if you need to review
Thanks'
