Sec 22 .2 . 10 — Agruculture
B . We try to keep a small foot print of coverage to keep our trucks and trailers on unfortunately each
type of crop requires different trailers for harvest and hauling.
Sec 22-2-20 — Agriculture goals and policies
a , We haul hay on flat bed trucks during hay hauling season and after the harvest we haul part
time in the off seasons . After harvest we also haul silage or depending on if contracts are won .,
Section 23-3-40 — Uses by special review
a . Mineral resource development facilities including:
1 . Oil and gas support and service — we haul fill dirt, road base and gravel to oil and gas storage
and facilities .
2 . Oil and Gas support and services — We haul fill dirt, road base and gravel to oil and gas
support and services.
3 . Open pit Mining and materials processing, subject to the provisions of Article IV, Division 4
of this chapter — We haul from open pit mining and materials to oil and gas facilities to build
roads and gas compressor pads ,
6, We haul out of mines and deliver to oil field related projects and farms where needed .
b. Agricultural Service establishments primarily engaged in performing agricultural , animal husbandry or
horticultural services on a fee or contract basis, including:
2 . Grain and/or feed elevators — We haul grain to feed elevators and silage pits .
S . Any use permitted as a use by right, an Accessory Use, or a use by special review in the
commercial or industrial zone districts, provided that the property is not a lot in an approved or
recorded subdivision plat or lots parts of a map or plan filed prior to adoption of any regulations
controlling subdivisions. PUD development proposals shall not be permitted to use the special review
permit process to develop — I park commercial vehicals when not in use on contracted jobs when jobs
come in we hook up to the needed trailer and go to work .

2 . Questionnaire answers — The questions can be found on pages 2 and 3 of the
attachment
3 . Water Supply Information Copy of well permit or water bill — We were told in the
meeting that if the drivers are there less than two hours that we have to provide a porta
potty and bottled water so that is what we will have for them . They won ' t need to use
any of the water or sewer on the property .
4 . Sewer Supply Information — Copy of septic permit or sewer service bill — See above .
5 . USR map — See the requirements on page 4 of the attachment — We have the map and
can bring it up to you .
6 . Certificate of Conveyances — Unfortunately, the title company gave you a Title
Commitment rather than a Certificate of Conveyances (aka Chain of Title ) . Patty is
working with the title company to get the correct information .
7 . Traffic Narrative — The drivers will come in the gate off of County Road 18 and park their
cars and get in their trucks and leave for the day. Depending on where the job is they
will go out of the gate to County Road 18 and will make a left to go to Highway 85 or
they will make a right and go to County Road 37 , make a right on 37 and take that out to
Highway 52 .
8 . Drainage Narrative — There are no drainage issue where the trucks are currently parked
as there is a lot of sand in the front and grass in the back and we have never had any
issue with water drainage in that area where the vehicles and trucks are currently
parked .
Traffic Narrative Requirements
1 . Describe how many roundtripsfday are expected for each vehicle type : Passenger
Cars/Pickups, Tandem Trucks, Semi-Truck/Trailer/RV (Roundtrip = 1 trip in and 1 trip
out of site ) - At most there will be 10 trucks that will make one trip in and out per day up
to 6 days a week . Right now we do not have any drivers or truck traffic but for the future
that is at most what could be expected . They will come with either a car or pickup to get
their Semi with either an end dump, side dump, belly dump or rock tub depending on the
job they are going to .
9 . Describe the expected travel routes or haul routes for site traffic. - Depending on where
the job is they will go out of the gate to County Road 18 and will make a left to go to
Highway 85 or they will make a right and go to County Road 37, make a right on 37 and
take that out to Highway 52 .
2 . Describe the travel distribution along the routes (e.g . 50% of traffic will come from the
north , 20% from the south , 30% from the east, etc. ) — Most of the traffic will come out of
the gate onto County Road 18 and go West towards Highway 85 as that is where most
of the sand pits are that we would use .
3 . Describe the time of day that you expect the highest traffic volumes. - The trucks will
arrive at 5 : 30 — 6 : 30 am to leave for the day and will return around 7 pm in the evening .
Drainage Narrative Requirements
1 . Which exception is being applied for and include supporting documentation
2 . Where the water originates if it flows onto the property from an offsite source — We don 't
have any issues with water flow.
3 . Where it flows to as it leaves the property — N /A
4 . The direction of flow across the property — N/A
5 . If there have been previous drainage problems with the property — There have been no
previous problems of drainage on the property . When it rains or snows it soaks into the
ground and there are no puddles or standing water anywhere that we have seen on the
property.
Exceptions to stormwater detention requirements
Section 23- 12-30. Drainage Policy. F . Exceptions . — This application has no drainage issue and with the
dirt berm that is being requested around the parking area there will be no drainage issue in that area .
None of the rest below applies to what we are doing .
1 . Use by Right or Accessory Use in the A (Agricultural) Zone District.
2 . Zoning Permits in the A (Agricultural) Zone District.
3. A second dwelling permit in the A (Agricultural) Zone District.
4. Towers including , but not limited to , cell , wind , and telecommunication towers .
5. Pipelines or transmission lines .
6. Gravel pits if the stormwater drains into the gravel pit. —
7. Residential developments where all the following conditions exist:
i . Nine (9) lots or fewer.
ii . The average lot size is equal to , or greater than , three (3) acres per lot.
iii . Downstream roadway criteria are not exceeded .
iv. The total post-development imperviousness for the rural residential
development does not exceed ten percent ( 10%) , assuming that all internal roads
and driveways are paved , or will eventually be paved .
8. Development of sites where the change of use does not increase the
imperviousness of the site .
9. URBANIZING areas where the total project stormwater runoff of less than , or
equal to , 5 cubic feet per second (cfs) for the 1 -hour, 100-year, storm event.
10 . NON-URBANIZING areas where the total project stormwater runoff of less than ,
or equal to, 10 cfs for the 1 -hour, 100-year, storm event.
11 . Parcels with total area less than , or equal to, a 1 . 0 gross acre.
12 . Individual parcel with an unobstructed flow path and no other parcel(s ) between
the Federal Emergency Management Administration ( FEMA) regulatory floodplain channel
and the project.
13 . A parcel greater than 1 gross acre and less than , or equal to, 5 gross acres in
size is allowed a onetime exception for a new 1 , 000 sq ft building or equivalent
imperviousness .
14 . A parcel greater than 5 gross acres in size is allowed a onetime exception for a
new 2 , 000 sq ft building or equivalent imperviousness .
15 . Concentrated Animal Feeding Operation (CAFO), Animal Feeding Operations
(AFO) and Housed Commercial Swine Feeding Operation (HCSFO) which are covered and
approved by the Colorado Discharge Permit System (CDPS) regulations . Portions of the site
not included or covered by the CDPS permit, shall comply with the Weld County Drainage
Code requirements .

Please answer the following questions from the Department of Environmental Health :
1 . How will Waste materials be handled , stored , and disposed of? We will have a porta-
potty for the drivers to use and a service will take care of the maintenance and
disposal . There is no other waste that would be coming from the trucks only if they
had to use the restroom . We have an onsite trash dumpster for any water bottles or
trash they would need to dispose of.
2 . Indicate if there will be washing of vehicles or equipment, fuel - No there will not be
any washing of vehicles or equipment , they will use a truck wash station at a truck
stop . The trucks will fuel at truck stop.
3 . storage, maintenance of vehicles or equipment? - We will store the trailers in the
indicated area on the map and the drivers will be responsible for maintenance on
their own truck at a shop.
4 . How will onsite dust be addressed? - There is no dust that will need to be addressed ,
the roads are road based .
5. How will noise from trucks idling be addressed ? - The nearest resident is over 500
feet and would not be able to hear the trucks idiling especially with the berm in place .
