Good morning.
Thank you for the explanation. I have discussed this with Mr. Tebo, and he would like to proceed as
follows:
• 2950 Colorful Way
He accepts the reduced valuation of $9,401,360. Please prepare a stipulation at that
amount.
• 3793 Puritan Way
He would like to drop this appeal, and accepts the county's original valuation. Please
prepare any necessary paperwork to that effect.

Good afternoon Forest,
Regarding 2950 Colorful Ave in Longmont, I am requesting income and expenses for 2017 and 2018.
We had discussed lowering it to $9,401,360 or $80/sf. Mr. Tebo wants $9 million and I asked for
income and expenses to see if that would justify a $9 million valuation. Carrie said she would ask him
if he wanted to give those to me.
Regarding 3793 Puritan Way, this is vacant land and was valued on Market Present Worth in
2017/2018 and in 2019 over 80% of the land economic area was sold and they do not qualify for
Market Present Worth discounting any longer. See the emails below for sales. Carrie gave me the
income and expenses on this parcel, I was requesting it for the above parcel not for this vacant land.
Please let me know if we are going to the hearing or if we can reach an agreement.

For 3793 Puritan Way, Frederick, I explained about market present worth discounting and how it
was removed for 2019 because over 80% of the lots were sold. I do not have this valued at the $4/sf
which is my base in Glacier Business Park and have this valued at $2.80/sf for 4.37 ac or 190,357 sf.
The four parcels which made up where the Emerald buildings are being built, sold for $4.40/sf on
7/15/15 for 5.22 acres.
Please let me know if you have any further questions or can send income and expenses and we can
work up an income approach to value.
