West Re: Property Tax Appeal R3904405 Bolton Family Trust 6024 W 1s# Street Unit #4 Greeley, CO Reason for Appeal: The Subject property is a one story patio home with 3 bedrooms, 2 1/2 bathe finished basement, and 2 car attached garage. It should be noted that the property was purchased by the owner on 1/27/2017 for $245,930 during the allotted sales periods for comparable properties. Also noteworthy is the fact that Subject is in a neighborhood that has been in development for an extended period of time and this is one of the older units. It stands to reason that newer units are going to sell for more than older units in this neighborhood. I feel that the assessor's valuation may be biased toward the new units in the immediate vicinity. The comparable property 'ocated at 6023 W 1St St is a very similar unit to subject but has an unfinished basement. It is larger than Subject. It has 2 bedrooms, 2 baths, and attached 2 car garage. It sold on 9/8/2017 for 270,000. The comparable property located at 6023 W 1st St is also very similar to Subject, but is larger in size than subject. It has 2 bedrooms and 2 X baths with attached 2 car garage. It sold on 2/10/2017 for $264,9011 The comparable property located 6024 W 1st St Unit 4-3 is the same age as Subject, but is two story in design. The top two floors combined are larger than Subject and it does have a finished basement. It is 3 bedrooms with 2 f2 baths, and attached two car garage. It sold on 11/23/2016 for $231,000. It is my opinion that the market data approach indicates $265,000. This is considerably higher than what it sold for on 1/27/2017. Sincerely, Martin R.
