granting a special use permit for Lot 5, Bohrer PUD to construct a Veterinary Clinic
on the lot. The Clinic will benefit the residents in the area for several miles and is
a welcome addition to the area as it is growing with leaps and bounds.

Wewould like to express our appreciation to you for reaching out Concerning. the matter of purchasing
the 2O acre lot north and east of our property_ Your visit with rairh was informative, helpful and
thoughtful.
Our 2 biggest concerns were addressed during your conversation with Faith. (t) The access that your p r : ,
customer base and employees would use to and from the property. The use of Sandra leans Way as an
access to any commercial operation would be undesirable and opposed. Residential access would
�i an appropdate date use Jeans Way. (2) The noise from any kenneling
obviously be c�n���er�� �n. � . � r �,� � Sandra � �,
activities wasiis a concern. s you stated in your letter and during conversation that kenneling/ day or
overnight, would not be a use of the property.
Additional concerns are: (1) How the SUA with Crestone Peak reads as far as rare development of oil
and natural gas activity on the eastern half of the property? (2) What the use of the eastern part of the
property would be? Both questions are concerns of ours, but we also respectively understand that you
are under no obligation to address our concerns.
Regarding your opposed/non-opposed question of a veterinary clinic. Our personal &sire for the
property would be to remain undeveloped, be residential; and last be commercial. Although those are
our desires, we recognize that those are realistically out of our control. If the clink becomes reality, we
would wish to have a neighborly relationship. . But at this time, we must be non -committal.

cut-de.asac. I have practiced veterinary medicine here in Longmont at Cambridge Animal Hospital for
eight years and now wish to build a 44,000 square foot building to move my practice. We arc su _ ictly a
veterinary practice and would not have any outdoor kennels or Wins. Dogs would only be on leash and
walked in and out of the practice or out in an enclosed fence to walk, We hold hours Sam-6prn Monday —
Friday, and Sam - i 2 pin on Saturday.

Dear Ms. Aungst,
Our state is beautiful and the front range has open land where wildlife live, natural grasses grow and agriculture
flourishes. As more and more people discover the beauty of Colorado, development can cause this beauty to disappear
unless growth is managed properly. A prime example is the proposed Cambridge Animal Hospital on E. County Line
Rd. This area contains houses on five, 10 and 20 -acre lots on both the Weld and Boulder county side of the road. The
green fields in the summer, brown grasses blowing in the winter wind and grazing animals give this area a serene, natural
beauty. A 5,000 square -foot commercial building, with a large parking lot, street lights, a large, brightly -lit sign, and
accompanying increased traffic do not belong in this neighborhood of open space and homes. Also, the introduction of a
large business would potentially decrease home and property values which oil rigs and storage tanks have already
influenced.
This property needs to remain agricultural! Please consider our familiarity with this area and how allowing a commercial
business in this part of Weld county is a mistake. We ask you to deny the permit to change zoning from agriculture to
business. Thank you.
