Crossa.prl, Email-Adtiress Telephone Number Date 1 Attach letter of authorization signed by property owner. 15-DPT-AR PR 207-08/13 R1171702 July 8, 2019 To the County Board of Equalization, I am filing this appeal based on actual home sales for our subdivision, the average home values for homes sold in Frederick and because we live in a "special tax district" which means we are paying higher property taxes than some of our fellow Frederick Homeowners but not receiving an increase in amenities or services. I have attached comps for homes sold between 1/17 and 6/18. All the homes are similar to ours. 3 of the homes are in the Savannah subdivision, 1 of them is in a different subdivision but was built the same year as ours with nearly the same lot and home size, so it shows that our valuation of our home is on par with not only the Savannah subdivision, but also neighboring subdivisions built at the same time as ours. The homes sold for between $335,000 and $366;000. The average sale price was $353,375 (significantly less than the original $428,562 valuation and the $381,014 revised valuation). We are appealing the revised valuation and ask that you reduce it to the $353,375 (actual median sales prices for homes sold during the 2017/2018 tax valuation period). I have attached a HOME VALUES form that shows the current median sales prices for homes sold between May 2018 and July 2019 in Frederick is $389,600. You have assessed our home at $381,014 for the 2017/2018 tax year. That number coincides with current sales, not home sold over a year ago We are hard-working responsible homeowners hoping to be able to afford to keep up with maintenance and repairs to our home and fulfillment of our contract with the HOA. We also want to support our town by paying a fair property tax and keeping a clean, well maintained home and yard. Continued inflated increases in property taxes at the rate we've been subjected to will greatly hinder our goal.
