BARGAIN AND SALE DEED
THIS DIED, made on the 1 t f day of2008, is
by and between Jan Parker Zehner, aka Ian Parker Hobbs, nkIan F, Parker, Robin
Parker, and Marian Parker, nka Marian Parker Dize, each in his or her individual
capacity, and the Helen M. Parker Colorado Trust, under original trust agreement
dated April 25, 1997, as amended (collectively, "Grantors"), and Robin A. Parker
in his individual capacity, and the Parker Revocable Trust, under amended and
restated trust agreement dated August 17, 2004, as amended, as tenants in common
(collectively, "Grantees"),
WITNESS, that the Grantors, pursuant to that certain settlement agreement by and among Grantors and
Grantees dated December 14, 2006, do hereby sell, convey, assign, transfer and set over unto the Grantees as the
persons entitled to distribution of the property pursuant to the terms of the settlement agreement, all of the right,
title and interest of the Grantors in and to the real property situate in the County of Weld and State of Colorado,
described as follows:
Lot A, Recorded Exemption No. 1311-15-3 RE -4653, according to the Plat recorded the 26° day of November,
2007, at Reception No. 3519339, being part of the Southwest quarter of Section 15, Township 2 North, Range 67
West of the Sixth P.M., County of Weld, State of Colorado, subject to an easement excepted and reserved over and
across the above -described property for the delivery of water and access for repair and maintenance of the ditch
and/or any water pipe in the easement, said easement described and depicted on the Plat of such Recorded
Exemption No. 1311-15.3 RE -4653 as a 10' Irrigation Water Pipeline Easement, and incorporated herein by this
reference, for the benefit of Lot B of said Recorded Exemption No, 1311-15-3 RE -4653,

The Southeast Quarter of Section 15, Township 2 North, Range 67 West of the 6's P.M., County of Weld, State of
Colorado,
together with all sand, gravel, and all other minerals other than oil and gas, located in, on or under the above
described property.
with all the appurtenances thereunto belonging, subject to the covenants, encumbrances, easements and restrictions
of record, and subject to general property taxes for the year 2008.
