WHEREAS, the Board of County Commissioners of Weld County,

. Section 2-1 of the Weld County Subdivision Regulations, and
WHEREAS, the Board of County Commissioners finds that Pru-
dential Realty Company is the owner of certain parcels of land
located in part of the Southeast Quarter of Section 32, Township 1
North, Range 67 West of the 6th P.M. , Weld County, Colorado, being
more particularly described as follows:
PARCEL "A"
That part of the Southeast one-quarter of Section 32,
Township 1 North, Range 67 West of the 6th Principal
Meridian, Weld County, Colorado, described as: Begin-
ning at the Southeast corner of said Secticn 32; thence
North 89°49'00" West on an assumed bearing along the
South line of said Southeast one-quarter a distance
of 832.00 feet to the true point of beginning; thence
North 00°00'00" East parallel with the East line said
Southeast one-quarter a distance of 832.00 feet;
thence North 89°49'00" West parallel with the South
line said Southeast ore-quarter a distance of 237.50
feet; thence South 00°00'00" West parallel with the
East line of said Southeast one-quarter a distance
of 832.00 feet to a point on the South line said
Southeast one-quarter; thence South 89°49'00" East
along said South line a distance of 237.50 feet to
the true point of beginning. EXCEPT the South 30.0
feet thereof reserved for County road R.O.W.

Said applicant wishes to change the existing interior property
lines which divides the two parcels. The division of lots will

No new lots are being created by this request.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that Parcel "A" and Parcel "B"
as hereinabove described be, and hereby are, declared to be exempt
from the definition of "subdivision" and "subdivided land" as set
forth in Section 30-29-101 (10) , CRS 1973 , as amended, and Section
2-1 of the Weld County Subdivision Regulations, and
BE IT FURTHER RESOLVED by the Board that the resulting par-
cels of land as hereinabove described be, and hereby are, con-
sidered to be single lots.
The above and foregoing Resolution was , on motion duly made
and seconded, adopted by the following vote on the 4th day of
April, A.D. , 1979.

Gentlemen:
Enclosed, please find application for Subdivision
Exemption, along with the necessary documentation.
The property for which the owner seeks the exemption
was divided into parcels A and B prior to 1972 and
Senate Bill 35 as evidenced by the Deed made August 13,
1971 from Jean J. Jacobucci to Carl Palizzi and Doris I.
Palizzi.
Parcel A and B are contiguous and of approximately equal
proportion and combined comprise eight and three quarter
acres . The eight and three quarter acres is close to
being a square, with parcel A and B being divided by a
common boundary line running East and West between the
two parcels.
Presently, there is no access into parcel B. One could
create access to Parcel B by granting an easement through
parcel A, however the owner would prefer to redivide the
property from North to South. By doing this both parcel
A and B would front the County Road. Each parcel would
have in excess of the required 180 feet of access road
frontage.
Presently the owner intends to construct one house on
one of the parcels, and in the near future a second
house on the other parcel. The County will obviously
benefit from increased taxation. Besides being able to
more easily irrigate both parcels separately, the owner
will have two parcels which make more sense from the
development point of view.
