WHEREAS, a public hearing was held on August 25, 1975, in
the chambers of the Board of County Commissioners, Weld County,
Colorado, for the purpose of hearing the petition of Greeley Christian
Church, 3451 23rd Avenue, Greeley, Colorado, by Neal R. Lindsey, Trustee,
seeking a conditional use permit to conduct a Christian Day School ( kinder-
garten through sixth grade) thus providing christian education for the greater
Greeley area, said activity to be conducted in an existing church building
located on the following described property, to-wit:
A tract of land located in the Northeast Quarter of the
Southeast Quarter of the Southeast Quarter (NE4SE,'-SE4),
of Section 24, Township 5 North, Range 66 West of the
Sixth Principal Meridian, Weld County, Colorado, and
being more particularly described as follows:
Commencing at the East Quarter Corner (E4 Cor) of
said Section 24, and considering the East Line of the
Southeast Quarter (SE,'-) of said Section 24 to bear
South 00°53'45" East, with all bearings contained herein
being relative thereto;
Thence South 00°53'45" East, along the East Line of the
Southeast Quarter (SE4) of said Section 24, 1313. 00feet
to the True Point of Beginning; Thence continuing South
00°53'45" East, along the East Line of the Southeast
Quarter (SEI) of said Section 24, 417. 42 feet;
Thence South 89°19'04" West, 522. 00 feet;
Thence North 00°53'45" West, 417.42 feet;
Thence North 89°19'04" East, 522. 00 feet to the True
Point of Beginning.
Said tract of land containing 5. 002 acres, more or less, and
WHEREAS, the petitioner was present, and
WHEREAS, there was no opposition to the request of petitioner
for conducting a christian day school at the above entitled location, and
WHEREAS, the said requested location for conducting a christian
day school as hereinabove requested is located in an agriculture zone as set
forth in the Weld County Zoning Resolution, and
WHEREAS, according to Section 3. 3(d) of the Zoning Resolution
of Weld County, said location for the aforementioned activity may be authorized
upon the approval of the Board of County Commissioners of Weld County, and
WHEREAS, the Board of County Commissioners heard all the testi-
mony and statements of those present; has studied the request of the petitioner
and studied the recommendations of the Weld County Planning Commission, and
having been fully informed;
NOW, THEREFORE, BE IT RESOLVED, by the Board of County
Commissioners, that the application of Greeley Christian Church, 3551 23rd
Avenue, Greeley, Colorado, by Neal R. Lindsey, Trustee, for conditional use
permit to conduct a christian day school on the premises indicated above be,

and it hereby is ranted under the conditions following:
1. That any water and sanitation facilities to be installed shall
be approved by the State Health Department.
2. That said conditional use permit herein granted is conditional
only for a period of twelve (12) months from date hereof, on condition that
petitioner proceed with due diligence to use subject property as hereinabove
requested; otherwise, the Board may upon its own motion revoke the conditional
use permit herein granted.
3. That the use herein granted as a christian day school (kinder-
garten through sixth grade) be limited to One Hundred Thirty (130) stud nts,
and any increase to this maximum shall be considered as a modification of
the use herein granted or as a new application.
4. That all applicable subdivision regulations and zoning regulations
shall be followed and complied with in accordance with the Zoning Resolutions
of Weld County, Colorado.

CONDITIONAL USE PERMIT
GREELEY CHRISTIAN CHURCH
PROPOSED USE AND OPERATION
Proposed Use and Operation
The property where application is made is an existing church facility. There is no
proposed change in the primary function of the existing facility. Application is made
for special use of the property to have a secondary usage of the same existing church
for a private Christian school. The school will house grades kindergarten through 12th
grade. (Initial use would only be kindergarten through 6th grade, and an addition of
7th through 12th grades is future expansion. If expansion through the 12th grade occurs,
it would probably occur in the next five years.)
The school initially expects 150 students and up to ten staff members. It would be
operational Monday through Friday, from approximately 8 a.m. to 5 p.m. during the
school year from approximately September through June. Children will be taken to
school andpicked up by means of private. automobiles. Most activities of the school
will be held indoors, except for normal recess periods and lunch-time breaks, which will
be conducted outdoors as weather permits. Playground equipment will be constructed on
the property for recreation during school.
There will not be bussing provided so that an expected thirty to forty automobiles per
day would be dropping children off in the morning and picking them up in the afternoon.
No new traffic lights or walks would be required, since adequate ingress, egress and hard
surfaced paving exist to handle this traffic load. No profit making activities will be
conducted on the premises. All activities will be strictly educational in nature and will
involve children from throughout the greater Greeley area. Nighttime usage of the facil-
ity will be minimal. An occassional parent's meeting or open house will be conducted,
but otherwise there won't be any night usage of the facility.
The school proposes to utilize the same power source, water source and sewage disposal
system that exists to serve the church. Existing water supply is adequate to handle
present and future needs of the school, as is the sewage disposal system. No new source
of energy to the site would be required, as there is an existing electrical service and
gas service which is sized adequately to meet anticipated demands of the school.
The road servicing the site is 23rd Avenue, which is a major north-south arterial road
servicing the entire city of Greeley and is currently improved. There would be no need
to further improve this road, nor should there be enough added traffic to this road due
to the school to create deterioration of the road. I
The site is currently zoned agriculturally and is surrounded on four sides by farmland
presently being farmed to approximately 50% capacity.

Dear Gary:
The Planning Commission of the City of Greeley, at their regular
August 12, 1975 meeting, considered two referrals from the
Weld County Planning ,Commission.
--T1c first referral was a proposal for a pre-school at the Greeley
Christian Church. The Planning Commission reviewed this proposa�
and had no objections. ►.
The second referral, Carriage Estates, formerly Chalet West , was 't
also reviewed by the Planning Commission. They wish to convey to
the Weld County Planning Commission their concern over water and
sewer services to this area. It was the feeling of the Planning 1 .
Commission that special attention should be given to the water "I
services, since water pressure in the mobile home park just south
of the area was recently inadequate for fire protection. Although
the Planning Commission had no objections to the platting or •
rezoning of the subdivision, they wish to recommend that this plat
not be approved until. such time as adequate water and sewer E�
services are provided. ,.
