Members Present: LeAnn Koons, Mike McRoberts, and Michael Wailes (via phone) Members Absent: Robert Fleck, Jerry Adams, Carson Ortega, Jeremy Young, Kirsten Muncy, and Lucas McConnell Also Present: Michael Hall, Department of Planning Services and Kris Ranslem, Secretary. CASE NUMBER: RES19-0001 APPLICANT: CHERYL & WENDELL WILTS PLANNER: MICHAEL HALL REQUEST: RESUBDIVISION OF LOT 22 OF ENCHANTED HILLS SUBDIVISION INTO TWO (2) LOTS. LEGAL DESCRIPTION: LOT 22 ENCHANTED HILLS; PART OF SECTION 8, T2N, R67W OF THE 6TH P.M., WELD COUNTY, COLORADO. LOCATION: WEST AND ADJACENT TO CR 15; APPROXIMATELY 0.07 MILES NORTH OF MAPLE STREET. Michael Hall, Planning Services, stated that the applicants are proposing a Resubdivision to split Lot 22 of Enchanted Hills Subdivision into two (2) residential lots. The Resubdivision will split existing Lot 22 into proposed Lot 1 being approximately 2.2 acres and proposed Lot 2 being approximately 2.5 acres. There is an existing home on proposed Lot 1; proposed Lot 2 is currently vacant. Both proposed lots will be used for single-family residential purposes. The Resubdivision request is consistent with the size and use of the other lots within Enchanted Hills and does not change the overall design, concept or nature of the subdivision. The existing Enchanted Hills plat map includes 10 -foot utility easements along select sides of interior lots lines. The existing parent parcel contains a 10 -foot utility easement along the southern and eastern property lines. The existing easements will be shown on the proposed Resubdivision map as a 10 -foot utility easement along the southern property lines of proposed Lots 1 and 2 and as a 10 -foot utility easement along the eastern property line of proposed Lot 2. As stated in the application materials, there are no changes to the lots' drainage design. However, a new utility easement is requested to serve the proposed lots. The applicant proposes to create a new 10 -foot utility easement along the northern property line of proposed Lot 2. The lots are served by United Power (electric) and Xcel Energy (natural gas). Proposed Lot 1 is served by an electric line located within the southern utiity easement. The gas line enters proposed Lot 1 from County Road 15. Proposed Lot 2 is vacant and will be served by an electric line and gas line, both to be located within the proposed northern utility easement and entering the property from County Road 15. No other changes to the Subdivision's overall utility or drainage design are proposed. No easements or rights - of -way are proposed to be vacated. The Weld County Department of Planning Services recommends that this request be approved. The Utility Board members had no further questions or inquiry.
