Plan for Equipment and Truck/Trailer Sales I am writing in opposition to the above cited USR request from WETCO Farms Inc. unless I can get a siltlwindbreak fence installed on the property line with WETCO Farms. I am Jim Park, neighbor and land owner to the east of WETCO Farms. Beginning in the fall of 2016 and continuing into the spring of 2017, huge amounts of blow sand was hauled from WETCO property near Hwy 34 and deposited adjacent to my property in order to build a pad for the above planned Equipment and Truck/Trailer Sales building. As spring winds began blowing, a large amount of this sand blew onto my property. I talked to Mr. Sparrow about the situation and even offered some heavy soil I had available on my property to lay on top of the sand pile to stop the blowing. He wasst interested and asked me if I wanted him to "call God and tell him to make the wind quit blowing". You can see from the pictures it was a real mess to clean up. I bought some ero- sion fencing fabric and installed it on the property line which helped some. It was a temporary fix at best. If this plan is approved, I want as part of the approval process an 850 ft. long ero- sion fence installed on the property line to keep this blowing sand from continuing to fill my irrigation ditches adjacent to the area. I have contacted Wild Horse Fencing and would want them to construct an appropriate wind break, silt fence to my specifications. I will provide a cost estimate from them when it is prepared. All costs to build the fence will be paid by WETCO FARMS and I will provided a certified survey to mark the property line where the fence will be installed. Plan for Equipment and Truck/Trailer Sales I am writing in opposition to the above cited USR request from WETCO Farms Inc. because of its danger to public safety due to the type of traffic it will attract It should only be approved with a plan to improve the intersection with left and right turn lanes to improve safety to an acceptable level. The intersection of US Highway 34 and WCR 50 has been a dangerous inter- section for many years. There have been many accidents at this location includ- ing at least one fatality that 1 can recall. The increased amount of large (18 wheel) type trucks that would have to turn left at the area with no turn lane avail- able will surely increase the number and severity of traffic accidents in this area. The oil -field truck traffic being a target market of this new business makes this a certainty. Eastbound traffic approaching the intersection of US 34 and WCR 50 are traveling uphill and the intersection is at the top of this hill. This further im- pedes visibility of traffic trailing a large truck and makes it even more difficult to turn left towards the proposed location safely. It should also be noted that this is a school bus route. US 34 is a high speed thoroughfare and the speed limits in the area are 65 miles per hour. The absence of a turning lane causes trucks that are making left turns to be extremely hazardous. We know this first hand as we had a family member get rear -ended by another driver because an oilfield tanker truck stopped abrupt- ly in a 65 MPH zone and turned left, causing the family member to stop abruptly as well. The trailing car was unable to stop and rammed into our car. Any increase in truck traffic should be 100% contingent on a financed plan from the county for making the intersection and local roads safer for public use. This should include widening lanes to accommodate left and right turn lanes in both directions. This is not only for personal public safety of normal traffic, but also for the safety of the employees and customers of Wetco Farms. I live at 30997 Weld County Road 50, and have lived there for almost 20 years. My parents live right beside me and have lived there for over 60 years. WCRd 50 is unpaved from 61 to 34, and also unpaved from Highway 34 to this site. We live on the unpaved portion. The road is in very bad shape and is poorly maintained by the county. It is a narrow road, and there are portions where 2 semis would not be able to be going opposite directions, not to mention the extra traffic and dust/dirt produced by said traffic. There has not been a proper traffic study since 2012. The traffic on WCRd 50 and Highway 34 have increased so much over the years. There are times when we wait for 10-15 minutes to even get on the highway. I feel this proposed site would be an extreme danger to ALL traffic on Highway 34 and also WCRd 50. There is not enough room to turn a semi at either direction. The report states that there would not be a need for turning lanes or acceleration lanes, and that is very far from the truth. I do not agree with this. There would be a great need for both at this intersection. There are already a lot of accidents at this intersection and also on this stretch of Highway 34. I believe that the sight is zoned agriculture right now, and the shop is leased out to an oil company. Doesn't this need to be rezoned for that? I don't believe this is a good food for our community, and I don't believe that enough work has gone into the effect that this would have on the people who actually live there. I don't believe 84 trucks a day driving by my house on a dirt road is acceptable, let alone driving all the way from County Road 49. I believe that they will turn off of 49 and come all the way down 50. This would definitely cause all who live on WC Rd 50 a lot of traffic in front of their homes, not to mention the school bus stops on WCRd 50. I don't believe that this is a safe project for our community. I will be at the meeting today, and I would ask you to please take into consideration the lives and homes that this project will effect, and to please do a COMPLETE traffic study to get the real facts about the number of vehicles already traveling on WCRd 50 and also on Highway 34 from the east and west.
