DIVISION OF LAND N0. 0803-21-2-RE-38
DETERMINED TO BE EXEMPT FROM DEFINITION OF SUBDIVISION
RANGE 65, TOWNSHIP 6 NORTH, SECTION 21
WEST HALF OF THE NORTHWEST QUARTER (Wt*) ;
WHEREAS, on May 5, 1972, the General Assemble of the State of Colorado,
enacted Senate Bill #35 as relates to Chapter 106 of the Colorado Revised Statues,
and
WHEREAS, on August 30, 1972, the Board of County Commissioners of Weld
County, Colorado, adopted Subdivision Regulations for Weld County, Colorado to
comply with the prescribed Senate Bill #35, and
WHEREAS, the Weld County Planning Commission has recommended to the
Board of County Commissioners for recording of plat number 0803-21-2-RE-38 as
provided in Section 9 of the Subdivision Regulations (exemption rules and regulations)
for Weld County, Colorado.
Said division of land determined to be exempt from the definition of
subdivision is more particularly described as follows;
The West Half (WZ) of the Northwest Quarter (NWT) of Section 21,
Township 6 North, Range 65 West of the 6th P.M. , Weld County,
Colorado, being more particularlu described as follows; Beginning
at the Northwest Corner (NWCor) of said Section 21 and considering
the West line of the Northwest Quarter (NWT) of said Section 21 as
bearing North 00°00'00" West with all other bearings contained herein
being relative thereto; Thence North 89°08'42" East along the North
line of the Northwest Quarter (NWT) of said Section 21, 1329.75 feet
to the Northeast Corner (NECor) of the West Half (Wz) of the North-
west Quarter (NW e) of said Section 21; Thence South 00°03'41" West
along the East line of the West Half (Wz) of the Northwest Quarter
(NWT) of said Section 21, 2490.38 feet to the Southeast Corner (SECor)
of the West Half (w4) of the Northwest Quarter (NWT) of said Section
21; Thence North 88°31'34" West along the South line of the North-
west Quarter (NWT) of said Section 21, 1327.38 feet to the Southwest
Corner (SWCor) of the Northwest Quarter (NWT) of said Section 21;
Thence North 00°00'00" West along the West Line of the Northwest
Quarter (NWT) of said Section 21 2436.40 feet to the Point of
Beginning. Said described parcel of land contains 75.116 acres,
more or less including a strip of ground 30 feet in width along the
North and West sides for County Road Right-Of-Way purposes and is
subject to any rights-of-way or other easements as recorded by
instruments of record or as now existing on said parcel of land.
NOW, THEREFORE, BE IT RESOLVED, by the Board of County Commissioners of
Weld County, Colorado, that the Chairman be and he is hereby authorized to sign
the plat of a division of land determined to be exempt from the definition of
Subdivision No. 0803-21-2-RE-38, for recording
The above and foregoing resolution was, on motion duly made and
