Hi Diana, I spoke with you on Monday regarding the plans for a lay down yard that Steve Sharp with Steve Sharp Transportation has requested . We live to the house that is just to the south of this business and from what the post card we received in the mail its going to be 500 ft from our home . I am very concerned about this and would like to know the following around this lay down yard . 1 . Where will the entrance be for this yard . Will it be their main entrance or will they add a new road to enter into the yard ? 2 . Where exactly is the lay down yard going to be on his property? As you can see from the pictures our home is very close to the south of his property which is where I understand he will be putting the yard . 3 . Mr. Sharps ' business is a heavy haul trucking business which means its a 24/7 business . Will trucks be going in and out of this yard at all hours of the night? 4 . I am sure they will want to put in lighting to try and deter theft. What lighting will they have and how close will it be to our property? The back of our home faces his business directly and I am concerned that we will have bright lights shining into our home at night. I attached a picture showing what it looks like now at night. 5 . What type of fencing are they planning to install if any? I am sure in Planning you hear complaints all the time about views and way of life, and I understand progress can sometimes be difficult but this area has always been farming acreage and its concerning to me that now when we step out our back porch our view is of an industrial business and shining lights instead of open fields . Mr. Sharp doesn 't live near his business but we do and want to try and respectfully make sure that there is some middle ground of keeping our home life " peaceful " . Diana Aungst at Weld County Planning forwarded us comments and questions that you sent on the requested USR for a lay down lot on the property owned by SS Hudson. Diana requested that we respond directly to you and copy her on this email First, I want to stress that this project will be located on the north -east half of the property, a ways from your property south of the Steve Sharp Transportation building. Also this will be a very different operation than the SST operation there will only be heavy truck traffic to and from the property a handful of days per year, and access will be along CR 24. Hopefully that helps a bit with your concerns ! Second, with regards to your specific questions, I answered them in red below: 1. Where will the entrance be for this yard . Will it be their main entrance or will they add a new road to enter into the yard ? Access to the site would be along CR 24, East of the intersection with CR 41 2 . Where exactly is the lay down yard going to be on his property? As you can see from the pictures our home is very close to the south of his property which is where I understand he will be putting the yard . The lay down yard will be on the north -east half of the property . I ' m attaching the map submitted with the application — the lay down yard would be the blue square on that map . Our hope is that this would not have much impact, if any, on your property on the southeast side . EXHIBIT a JD 1 3 . Mr. Sharps' business is a heavy haul trucking business which means its a 24/7 business . Will trucks be going in and out of this yard at all hours of the night? This lot is intended to store rigs and other equipment for lengthy periods of time — so most of the time, there will be no truck traffic (aside from the occasional pickup truck ) most of the year. Rigs will be brought to or removed from the site infrequently, as little as 3 -6 days out of the year, and on those days there would be a number of heavier trucks accessing the site . But those days would be very rare, and once the lot reaches capacity, they would be even less frequent. The site will technically be open from 7 am . to 6 p . m . , Monday — Saturday, although it will be unstaffed and most days it will be accessed by, at most, an occasional pickup truck . 4. I am sure they will want to put in lighting to try and deter theft. What lighting will they have and how close will it be to our property? The back of our home faces his business directly and I am concerned that we will have bright lights shining into our home at night. I attached a picture showing what it looks like now at night . If there is lighting, it would be low -glare LED lighting, and we' d beworking with Weld County to minimize light pollution . Again though, given the location of the yard , I hope it won't have much of an impact at all on surrounding properties . 5 . What type of fencing are they planning to install if any? Plans are for a chain -link fence with slats for screening, approximately 6-feet high around the perimeter of the yard . I hope this helps .
