Your protest of value has been denied due to comparison of other similar properties which sold during the Jan 2017 to June 2018 time period. According to Weld County's own property portal (at https://www. co.weld.co.us and https://propertyreport.co.weld.co.us) for the above account, there are no comparables. 2. The justification for the increased assesment directly contradicts this as it states that my protest has been denied due to comparison of other similar properties for which the portal shows none. 3. According to coloradorealtors.com, Weld county real estate on average saw an increase of 6.7% from 2017 to 2018. 4. According to Zillow that increase was 6.1% in the same timeframe. 5. Rural properties do not typically increase as much as urban properties for the following reasons: a. Rural properties are often times unique. b. This makes for far fewer comparables. c. This makes getting appraisals more difficult and they are typically more conservative. d. This makes getting loans more difficult - in fact sometimes rural properties are not loanable. e. It is a smaller market - less demand for rural housing. 6. For the above reasons a generous estimate would be 3.5% increase/year. 7. If I apply 3.5%/year from the assessed value in 2011 to 2019 I arrive at an estimated value of $60,290 8. I would be remiss if I did not look at the historical trend of assessed values to see the reasonableness or lack thereof in the values. 9. As you can see in the table below, the recent increases in assessed value have been way overboard. a. According to these assessments, my property has more than doubled in value from 2016 to 2019. b. According to these assessments, my property value has increased by over 26% in 1 year's time c. The rate at which Weld county claims my property value is increasing is ridiculous and not justifiable. 10. Please use this appeal process to bring my assessed value back down to a more palatable level.
