Good evening Mike,
Steve Wells recommended I write this letter to you. He and I have been personal friends for the past 8
years. My wife and I own property off of CR-5 in unincorporated Erie. We bought this property 2 years
ago because of its unmatched views of the mountains. Our plans are to build our dream home next year
and raise our two kids there. We are concerned that GS Farms has purchased an adjoining lot directly
west of us and plans to move their plumbing business (Planet Plumbing) dispatch office and
maintenance shop there. This area is currently agriculturally zoned. Their request to add light
industrial/commercial to the zoning is not consistent with the surrounding properties who are all
agriculture, residential and estate. Nor is it consistent with future growth in the immediate area, which
is mainly estate and residential. If we would have wanted to live next to commercial businesses we
would have purchased land in town and not invested in an estate lot. We are asking that you consider
the fact that this type of business is inconsistent with the surrounding properties who are in close
proximity of this property when deciding whether or not to approve their request. We strongly request
that the Weld County Board of Commissioners vote to deny any part of USR 19-0023 that has to do with
the commercial plumbing business. Thank you for your consideration.

Dear County Commissioners,

At your upcoming July 3, Board of County Commissioners Hearing, you will be evaluating a request
from GS Farms to create a second single-family residence, an office building for dispatch for a
commercial plumbing business, and an equipment /maintenance building for plumbing vehicles in the
Agricultural Zone District
We own 43 acres of prime farmland adjacent to and within 100' of this proposed development We
have been property owners in rural Weld County for over 20 years and value Weld County's Right to
Farm Statement
As you critically review the Case Summary and the public feedback you have received for USR19-
0023, we respectfully ask you to evaluate the following criteria which have not been met
Section 23-2-220. A.3 -- "The uses which will be permitted will be compatible with the existing
surrounding land uses "
The existing surrounding land uses are agricultural and residential estate exclusively A commercial
plumbing business is not compatible with existing surrounding land uses. Limiting the number of
employees and the traffic for a commercial plumbing business does not make it compatible with
agricultural land uses
Section 23-2-220. A.4 - - "The uses which will be permitted will be compatible with future development
of the surrounding area as permitted by the existing zoning "
The property is located in the Town of Frederick land use map which identifies the property as
agriculture / estate residential The proposed level of development for the business far exceeds the
identified land use on the Town of Frederick Comprehensive Plan Land Use Map As a result the Town
of Frederick opposes the approval of this USR
Merely limiting the number of employees, hours of operation and vehicle traffic does not make a
commercial plumbing business compatible with the future agriculture/estate residential land uses
As indicated by the two examples we have cited, we do not believe the applicant has shown
compliance with Section 23-2-220 of the Weld County Code
Based on these facts, we would urge you as the County Commissioners to deny the commercial
aspects of USR19-0023

Sorry about that. I hit the wrong button and accidentally sent the email. Let me try this again.
Due to the number of people we are representing, the Planning Commission allowed us a block
of time to present. Out of respect for your time and not having each individual use their allotted
three minutes we are requesting the same at the Commissioners Meeting July 3rd. Would we
be able to have 15 minutes for one individual to speak and show a PowerPoint presentation?
