WHEREAS, on May 5, 1972, the General Assembly of the State of Colorado,
enacted Senate Bill #35 as relates to Chapter 106 of the Colorado Revised Statutes,
and
WHEREAS, on August 30, 1972, the Board of County Commissioners of Weld
County, Colorado, adopted Subdivision Regulation for Weld County, Colorado, to
comply with the prescribed Senate Bill #35, and
WHEREAS, the Weld County Planning Commission has recommended to the
Board of County Commissioners for recording Minor Subdivision No. 0961-4-3-MS-8
as provided in Section 9 of the Subdivision Regulations for Weld County, Colorado.
Said subdivision is more particularly described as follows:
A tract of land being part of Lots 3 and 4 of the Northwest Quarter
of the Southwest Quarter (NW4SW4) and part of Lots 1 and 2 of the
Southwest Quarter of the Southwest Quarter (SW4SW4) all in Section
4, Township 5 North, Range 65 West of the 6th P. M. , Weld County,
Colorado, according to the subdivision of lands by the Union Colony
of Colorado and being more particularly described as follows:
Commencing at the Northwest Corner (NW Cor) of said Section 4, and
considering the West line of the Northwest Quarter (NW—��) of said
Section 4 to bear South 01° 46' 30" West and with all other bearings
contained herein being relative thereto:
Thence South 01° 46' 30" West, along the West line of said Section 4,
a distance of 4,124.93 feet to a point on the South right-of-way line
of Colorado State Highway No 263 (also known as 8th Street);
Thence along said South Right-of-way line by the following two(2)
courses and distances;
North 87° 45' 07" East 259.85 feet;
Along the arc of a circular curve to the left having a radius of
7,680.00 feet and a long chord that bears North 86° 47' 02" East
259.51 feet to a point, said point being 0.90 feet east of an
existing chain link fence located on the property conveyed to the
City of Greeley under Reception No. 1473137 to the true point of
beginning;
Thence continuing along said South right-of-way line by the following
two (2) courses and distances:
Along the arc of a circular curve to the left having a radius of
7,680.00 feet and a long chord that bears North 84° 27' 32" East,
363.74 feet;
North 83° 06' 07" East, 55.11 feet;
Thence South 03° 45' 44" East 209.45 feet;
Thence South 83° 18' 00" West 9.14 feet;
Thence along the arc of a curve to the right having a radius of 8,461.08
feet and a long chord that bears South 84° 30' 18" West, 409.65 feet to
the Southeast corner (SE Cor) of said tract of land conveyed to the City
of Greeley, said corner being 0.90 feet East of an existing chain link
fence;
Thence North 03° 45' 44" West, parallel to said fence, 208.00 feet to the
