We are writing this letter in objection to the planning case number LISR20-0017. This case number is in
reference to the specialized planning use of Richard Miller/Ten Sleep investment Group LLC. at the
physical address of 27808 County Road 50 in Kersey, Colorado. This planning use will change the current
state of this property into a staging, storage and company use/commercial property for an oil and gas
company that will run all operations from this property.
Our family resides just east of this property at 23785 Country Road 57. Our backyard connects to the
east side of this property, along with Mr. David Oh le n dorf, who resides just to the north of our property.
Three years ago, this October, we moved from the suburbs of La Salle, Colorado to this quaint and
peaceful farm home just outside of Kersey. It was our intention to move away from the busy and loud
lifestyle of in town living, to the quiet and slow-paced lifestyle of country living. This home exceeded a l l
our expectations in this style of living, especially with raising our 2 -year -old son in the best environment
possible.
With this in mind, we are very concerned with the planning/zone change with the property located next
to us! lithe planning is approved, our quiet and peaceful farm property, will turn into a busy and loud
location. It was noted on the informational card, that the planning property will be used as a "staging
and storage" property. However, as our family has been in the oilfield industry for over 20+ years
ourselves, we know well enough that this property will be used for everyday operation and not just for
"staging and storage" of oilfield equipment. Our once beautiful view of the mountains and alfalfa fields,
will turn into a commercial view of oilfield equipment. Our view has already changed as some
equipment and materials has been brought in for storage on the property prior to the planning/zone
approval. Also, many truckloads of crushed asphalt are currently being staged on the property already
so that once the planning/zone changed is approved, the crushed asphalt can be leveled across the
pasture. All has been done, prior to approval,
With the background knowledge that this property will be used for everyday operation, means that
employees will be in and out of this property as well. This is very concerning to us, as the safety aspect
for our property and child come into play. With the unknown persons/employees working out of this
property, means that our property is an easy access/target along with the safety of our child,. One great
aspect about living in the country, is feeling a sense of safeness when your child plays in the yard. This
mind set will change completely knowing that there will be strangers in our backyard all throughout the
day with easy access into our yard. Already, with the prior staging of equipment and materials, we've
seen workers in the field, directly behind our backyard, moving and loading equipment and materials.
The everyday truck traffic also concerns us greatly! Currently, County Road 50 has already received
much more truck traffic lately due to oilfield water trucks using this particular road as a Kersey in -town
bypass to reach the water disposal on County Road 53. This will have a tremendous effect on our
neighbors (Greenly Family, Ohlendorf Family, Bates Family) who live adjacent to the planning property
on County Road 50, They will suffer the most from the rising of every day truck traffic. These families in
particular have been living in this area for many, many years. The Greenly Family and ohlendorf Family
have been in their homes for over 20 years and the Bates family has resided in this area since the
19a0's.
A little bit of background knowledge may be helpful in regards to this planning/zone request as well.
Approximately one year ago, our neighbors to the northeast of our property, applied to have the same
planning/zone change completed with their property, They were denied the request. It may be hard to
explain why one neighbor was approved for the change but the other was not approved. This could
bring tension and animosity within the area as well.
Another big concern we have with the approval of this request, is the declination of our property value
and surrounding neighbors' homes. Our homes will decline in value significantly, as not everyone will
want to live in close proximity to a commercial property with oilfield supplies, materials and equipment.
Our concerns we have now as local homeowners, if we decide to sell because of the planning/zone
change, will also be concerns of possible home buyers causing a decrease in home values,
We do understand the financial benefit to Weld County by approving this planning/zone change.
However/ this company is already established within the county area and is already providing the county
with financial benefits, It is very possible for this company to establish a home base within the Greeley
area, and still provide many substantial financial benefits to Weld County. Many oilfield businesses are
closing, leaving great facilities and storage properties behind to be used by another oilfield company,
Instead of approving more commercial property, especially close in proximity to well established homes,
it would be beneficial to reuse established planning/zoning property and facilities already set up for an
oilfield company.
There are many concerns in regards to this planning/zone request by not only ourselves, by also by our
surrounding neighbors, It would be a great disappointment for many of us being within this area for
many years, if this planning/zone request was approved. We kindly ask for your understanding and also
reconsideration in regards to this planning/zone request. As always, we are more than happy to discuss
more or answer any questions if needed.
