Annexation Map, Concept Plan Map and Concept Utility Map Introduction: This Annexation Impact Report has been prepared pursuant to Section 31-12-108.5 Colorado Revised Statutes. Attached as Exhibit A are maps depicting the proposed annexation, the existing streets, major trunk water mains, sewer interceptors and outfalls, other utility lines and ditches; proposed extension of streets and utility lines in the vicinity of the property annexation; and the existing and proposed land use for the property. I. Project Description: The property proposed for annexation consists of approximately 47.45 acres of farmed land and is located east of WCR 5, north of State Highway 66. The annexation is contiguous to the Town. It satisfies the 1/6 contiguity with the Town boundaries required by statute. The property is proposed to be used as a recreational RV park and campground for tourism and leisure purposes. This park will have approximately 146 RV sites, 18 cabins, and 8 tent sites. The land is currently zoned by Weld County. In conjunction with the proposed annexation, the zoning will change in conformance with the Town's Land Use Code. Adjacent land uses include agriculture, and rural residences on large lots. H. Municipal Services: Municipal services for the property will be provided in the following manner: Electricity Telephone Electric services are to be provided by the present supplier, United Power Inc., the electric franchisee for the Town of Mead. Telephone/communication service will be provided by CenturyLink. The projected use is anticipated to be a typical usage similar to other commercial and industrial projects of this nature and size. Water Little Thompson Water District Sanitary Sewer Sewer service will be provided by St. Vrain Sanitation District. Fire The site is currently served by the Mountain View Fire Protection District. Police Town of Mead or Weld County sheriff through the existing agreement. Street Maint. Financing the public improvements within the area to be annexed will be addressed in an annexation agreement between the property owner and the Town of Mead. If a portion of a platted street or alley is to be annexed, the entire width thereof is included within the Property. 14. The land owned by Petitioner constitutes one hundred percent (100%) of the Property within the meaning of C.R.S. § 31-21-107(1)(g) of the Annexation Act. 15.
