(Intestate Estate)
THIS DEED is made by Caroline A. Rizo, as Personal Representative of the Estate of Gabino
Antuna, deceased, Grantor, to Lucerne, Inc., a Colorado Corporation, Grantee, whose legal
address is 33041 Railroad Avenue, P.O. Box 14, Lucerne, CO 80646, of the County of Weld, State
of Colorado.
WHEREAS, Gabino Antuna died intestate in Denver, Colorado on April 19, 1989;
WHEREAS, Grantor was duly appointed Personal Representative of said Estate by the
District Court in and for the County of Weld, State of Colorado, Probate Case Number 2017 PR
30729 on December 20, 2017, and is now qualified and acting in said capacity.
NOW THEREFORE, pursuant to the powers conferred upon Grantor by the Colorado
Probate Code, Grantor does hereby sell, convey, assign, transfer, and set over unto said Grantee for
and in consideration of Thirty Thousand Dollars ($30,000.00) the following described real
property and any improvements located thereon situate in the County of Weld, State of Colorado:
Lots 14, 16 and 18, Block 4, Town of North Greeley, County of
Weld, State of Colorado, excepting and reserving unto the Grantor
any and all interest of the decedent, Gabino Antuna, in and to all oil,
gas and mineral interests in, on, under, or that may be produced from
this property
also known by street and number as 18929 Elm Street, Lucerne, CO 80646.
With all appurtenances, subject to the following: covenants, conditions, rights -of -way,
easements, reservations, and restrictions of record; easements, encroachments, and boundary line
variances not shown by the public records; general property taxes for the year 2018; Reservation of
right of proprietor of any penetrating vein or lode to extract his ore, in U.S. Patent recorded
December 14, 1882 at Reception No. in Book 34 at Page 153; All matters as shown on the Map of
North Greeley, recorded March 16, 1892 at Reception No. 43327; Request for Notification by Prima
Oil & Gas Company recorded April 1, 2002 at Reception No. 2938295; and Easement(s) and rights

THIS DEED is made by HOPE ANTUNA MARQUEZ, as Personal
Representative of the Estate of ROSA LUGO ANTUNA, deceased, Grantor,
to GABINO ANTUNA, Grantee, whose address is 2663 Curtis Denver,
Colorado.
WHEREAS, the above -named decedent in her lifetime made and
executed her Last Will and Testatment dated September 17, 1983,
which will was duly admitted to informal probate on February 21, 1984,
by the District Court in and for the County of Weld, and State of
Colorado, Probate No. 84 PR 47;
WHEREAS, Grantor was duly appointed Personal Representative
of said Estate on February 21, 1984, and is now qualified and acting
in said capacity; and
WHEREAS, the Grantee is determined to be the person entitled
to distribution of the hereinafter -described real property, and Grantor
is authorized and directed to distribute the same to Grantee;
NOW, THEREFORE, pursuant to the powers conferred upon Grantor
by Article 12, Sections 711 and 907 of the Colorado Probate Code,
Grantor sells, conveys, assigns, transfers, and releases to Grantee
