Johnstown Our property is zoned residential/agriculture and is 1.24 acres. We have lived here for 22 years. This is a raised ranch style house and a 32x40 shop where we keep our classic cars, daily drivers, and everything else we do not want sitting outside. The pole barn we are requesting, 32 x 40, is going to be used as personal storage for antique show tractors, farm implements, our camper, and miscellaneous outdoor items we would rather have inside. We are not going to add any new driveways, will not change any landscape (as it is just dirt now), or have drainage issues basically because it is nearly flat ground and is at the end of a empty field. Drainage is an exception. We are declaring a one time exception for stormwater detention as our property is less than 5 acres, and our pole barn will be only 1,280 sq.ft. There are no irrigation ditches on the property. This pole barn will not have power, sewer or water. It will be just a pole barn with a dirt floor. We will keep this residential use only, as our HOA only permits. There will be no additional traffic from this pole barn. The building will be located at the SW corner of our lot, lined up with barns of both our neighbors, so no sight interference. The area behind us is farm land. We have already received approval from our Northmoor Acres Homeowners Association, and the Association has already contacted all neighbors and received approval of the pole barn. Our Fire Protection is Front Range Fire Rescue in Johnstown.
