Five businesses have requested space in the upcoming building to be constructed. the plans for the nearby large developmenthousing . g p ofPioneer and district in the town of Keenesburg will bring more commerce to the area in the near future. Site Analysis The commercial/industrial park is located at 21391 I-76 Frontage Road, Hudson, Co, visible from both the interstate and Love's. It is easily accessed from the 1-76 frontage road, without causing thither congestion on highway 52. Strengths of the area include ample parking, truck delivery and turn -around area, sound and business activity located away from residential areas and the facilities are all new, structurally insulated panel construction. Barry Fehr, partner, has formed many connections through his other businesses. These include relationships with the oil and gas industry through land use and contracts, agricultural farming marketing and his Energy Panel Systems. dealership and construction company, IC Construction. Solutions, LLC. Many of the clients we serve were attracted to his reputation as an honest, fair businessman that provides quality products and services. The location of the commercial/industrial park has the unique opportunity for advertisement by roadside signs visible from Interstate 76. This allows us to reach thousands of commuters and travelers each day. Facebook and social media is an effective means of advertisement in local and regional groups. Management Plan O Key Personnel: Barry Fehr is the business planner and managing partner. The financial and secretarial position is filled by Molly Fehr. Both Barry and Molly have lived near Hudson, Co for the past 8 years and are familiar with the local economy and the need in the area for leasing space. They have worked together in independent, successful small businesses for 20 years. These include an over -the -road trucking company of fleet of 10 trucks, a truck brokerage company, construction company, an organic farming operation of 9,000 acres, two rental management homes and now this upcoming comnercial/industrial park. With the strengths of both parties and the grace of God, the businesses have all run smoothly and been financially successful. • Plans to construct 2 additional buildings are in place over the next 2 years to the east of the current building. These would offer some smaller spaces for businesses in service industries or larger shop areas for manufacturers. o Contingency Plan (Plan B) The largest risk in the business is if the economy and growth would suddenly take a downturn in the area. Lessees would not have the demand for their services and fewer businesses would be interested in leasing space. However, with the planned construction of Pioneer and larger housing projects planned in Keenesburg and Brighton, it appears as though the growth in the area will be continuing. ® By constructing the buildings one at a time, there is the option of halting growth plans if demand stalls. Financial Plan o The previous building constructed in the park cost $1.2 million to complete (landscaping, asphalt and road work, building package, interior finishes). The new building package will cost approximately S850,000. o Meadow Ridge Holdings, LLC can complete construction with our current resources, credit line through Farm Credit Services of America and member capital. The current building will be paid off in 10 years using the lease payments of $17,500/month. o Projected income for the next two buildings would match the current rate of $17,500/month each. Hi Tom, I met with the owners of Meadow Ridge and provided them with the needed tools to complete the business plan final draft( attached). I have reviewed the final business plan of Meadow Ridge( Daniel, Cory and Barry Fehr). The business plan is complete and meets our guidelines as a quality business plan with appropriate financial data and the components of an effective business plan. As needed, I also requested they include the appropriate documents from the Secretary of State regarding registration and a "Statement of Good Standings" and business liability insurance. They have also included a formal letter that is also included. I have advised them to make contact with you and proceed at your request. Let me know if you need anything more. Thanks, Jesse Esparza Morning Sun Enterprises LLC 720-837-0416 Jaciil@msn.com 1 are, • milt • ELD COUNTY ONLINE MAPPING Map Title 0 2,537.35 5,074.7 Feet 5,074.7 WGS_1984_Web Mercator_ Auxiliary Sphere © Weld County Colorado This map is a user generated static output from an Internet mapping site and is for reference only. because (a) the stales commercial mineral deposes ore essential tothe states economy (b) the papuleu. aunties of the state lace a critical shortage of such deposits and (c) such deposits should be extracted according to a rational pion calculated to amid waste of such deposits and cau a the least practicable disruption of the ecology and quality of life of the citizens of the populous counties of the state Mineral reso rce locations are widespread throughout the County and persa s moving into these e a must recognize the various Impacts associated wth this development fOftentimes mineral resource sites are fixed to their geographical and geophysical locations Moreover these rercare protected property rights and mineral owners should be afforded th• opportunity to extract the mineral resource 26 WELD COUNTYS RIGHT TO FARM Weld County is one of the most productive agricultural counties in the United States typically ranking In the top ten counties in the country in total market value of agricultural products sold The rurd areas of Weld County may be open and spacious rural lt a they are r intensively zused d for agriculture Persons movimovingInto o r mst accept cks inoludngconflictswith longstanding agricultural practices eand a lower level of services than in town Along with the drawbacks come the Incentives which attract urban dwellers to relocate to rural ar open views spaciousness wildlife lack of city noise and congestion and the rural atmosphere and way of life Without neighboring farms those features which attract urban dwellers to rural Weld County would quickly be gone forever Agricultural users on the land should not be expected to change their long—established agricultural practices to accommodate the intrusions of urban users into a rural orea Well —run agricultural activities will generate off —site impacts including noise from tractors and equipment for —mowing farm vehicles on rural roads dust from animal pens field work honest and gravel roads odor from onmal confinement silage and monure smoke from ditch burring flies and mosquitoes hunting and trapping activities shooting sports legal hazing of nuisance wildlife and the use of pesticides and fertilizers In the fields including the use of aerial spraying It is common practice for agricultural producers to td@e an accumulation of agricultural machinery and supplies to assist in then agricultural operations A concentration of miscelloneous agricultural materials often produces a visual disparity between rural and urban areas of the County Section 35-3 5-102 CRS provides that an agricultural operation shall not be found to be o public or private nuisance if the agricultural operation alleged to be a nuisance employs methods or practices that are commonly or reasonably associated with agricultural production Water hos been and continues to be the lifeline far the agricultural community It is unrealistic to asser that ditches and res volrs may simply be moved out of the way of residential developmentWhen moving to the County property owners and residents must realize they cannot take water from irrigation ditches lakes or other structures unless they hove an adjudicated right to the water Weld County covers to land area of approximately four thousond (4 000) square miles In size (twice the slze of the State of Delaware) with more than three thousand seven hundred (3 700) miles of state and County roads outside of municipalities The sheer magnitude of the area to be served stretches available resources Law enforcement is based on responses to complaints more than on patrols of the County and the distances which must be troveled may delay at emergency responses mcludetg law enforcement ambulance and fire Fine protection is usually provided by volunteers who must leave their jobs and families to respond to emergencies County gravel roods no matter how often they are bladed will not provide the same kind of surface expected from a paved road Snow removal priorities mean that roads from subdinslons to arterials may not be cleared for several days after a major snowstorm Services in rural areas in many cases wul not be equivalent to municipal services Rural dwellers must by necessity be more self—sullicfent than urban dwellers People are exposed to different hazards in the County than in an urban or suburban setting Farm equipment and oil field equipment ponds and irrigation ditches electrical power far pumps and center pivot operations high speed traffic sand burs puncture vines territorial form dogs and
