After some discussion with him, it sounds like they would prefer to have a full Board at the BOCC hearing; therefore, we would like to schedule USR18-0086 for the 7/31 BOCC hearing. Since the Planning Commission had continued this case to the May 7th hearing, we will proceed with hearing this case, unless the applicant can verify the status with Chris and may need to continue further. I will be sending the legal notice to the paper this morning, but just wanted to let you know. If you have any questions, please let us know. Thanks! Depending on the status of the applicant's building project, perhaps we need to look at July. However, because it was set so far out, I also agree with Bob that a joint courtesy notice couldn't hurt. Kris - please let us know if you need anything to jointly accomplish this. The status of the construction is the following: we are currently working on the plumbing and electrical part, we have done the framing and we are going to be able to install the roofing on the upcoming week of August 5`~ to the 9' and, Stucco is scheduled to be installed on the week of August 12`112019. It sounds like the fire department has already looked into it and didn't see any evidence of burning. The most that we could do is try to talk to the owner and let them know they would need a permit in the future. Fort Lupton Fire is usually pretty good about letting me know if someone is burning trash and they are having issues with them. Chief Tiffany was approached by someone that lives close to the property at 15600 Casler Ave. and the gentlemen stated he had seen large fires on that property and thinks they are burning illegally. Chief Tiffany drove to 15600 Casler Ave. and did not find any evidence of burning going on. Chief Tiffany also drove through the driveway through the construction equipment area and still did not find evidence that any burning had been happening. The proposed USR is in a Subdivision (Aristocrat Ranchettes). USRs for commercial businesses in subdivisions are required to meet the definition of a Home Business, defined as: A Use incidental to the principal permitted USE for gainful employment of the FAMILY residing on the property. where: Such Use is conducted primarily within a DWELLING UNIT or ACCESSORY STRUCTURE and principally carried on by the FAMILY resident therein. Such Use is clearly incidental and secondary to the principal permitted USE and shall not change the character thereof The applicant is in the process of building a permanent residence on the property. On July 31, 2019, the Commissioners continued USR18-0086 until January 29, 2020 to allow the applicant time to complete their residence (applied for under RSN17-0199). The building permit RSN17-0199 has fifteen (15) outstanding inspections. An Inspector with the Department of Building Inspections (who has been conducting inspections on site) has estimated that it could take up to one (1) year to complete the residence. The minimum width of the handrail above the recess shall be 11/4 inches (32 mm) to a maximum of 23/4 inches (70 mm). Edges shall have a minimum radius of 0.01 inch (0.25 mm). The riser shall be measured vertically between leading edges of the adjacent treads. The greatest riser height within any flight of stairs shall not exceed the smallest by more than 3/8 inch (9.5 mm) Risers shall be vertical or sloped from the underside of the nosing of the tread above at an angle not more than 30 degrees (0.51 rad) from the vertical. As I mentioned earlier in our phone conversation, this site has no painting, solvents or chemicals that are used in the process of assembling the equipment. All of the paint/chemical procedures, if any, are done at another location. This site is offices and assembly of prefabricated parts into the final product and then stored for shipping. I did check with my contact at Leed Fabrication and the wash rack is on the adjacent site - see attached Google Map. 12505 CR-2 is next to the other site Leed works from... that address is 12535 CR 2. I apologize that I did not catch the error when I received the data from Leed, when I asked for waste services they were very efficient and gave me all of their services for both sites. Just as a side -note, the owner of 12535 CR-2, WPD, LLC, does want to apply for an amendment to the current site plan on file and we will address these issues with that application.
