It has been approved by the Health Department and the County Agent. It is compatible with the surrounding land use and 528 zoning. There appears to be no problems with the existing operation . Mr . Paul stated they would recommend the manure be hauled away . as it comes out of the chicken house . RESOLUTION: Be it therefore resolved to recommend approval to the Board of County Commissioners . Woodward presented a petition signed by residents in Ranch Eggs Subdivision and the surrounding area opposing a feed mill on Lot 8 Ranch Eggs Subdivision issued to Wesley Kort . Mr . Lorenson stated the building department did question issuing a permit for the proposed feed mill in a subdivision . After consulting the Assistant County Attorney, it was his best advise that we grant the permit . Mr. Woodward stated no con- stuction had begun , and didn ' t feel it would benefit th.e area. Mr . Doke stated when the permit was applied for, there was a question whether it should be zoned Commercial for this type of operation . After consulting Mr. Connell , it was assumed this would be a Coop for the people in the area and could be allowed as an accessory use. Mr. Woodward was informed the Planning Commission would have to consult the legal department. Mr. Lorenson stated they will request the Assistant County Attorney to render a legal opinion by a specified date . APPLICANTS : Kenneth Thompson and M. L . Mr. Lorenson stated the Planning Department recommends approval for the following reasons : The Health Department recommended approval , also the County Agent. The soils report indicate the soils are proper for this use , the land use is compatible with the surrounding zoning and land use. If granted it, should be subject to a maximum of 2000 animals and constructed to begin within one year from time of approval . RESOLUTION : • Be it therefore resolved to recommend approval to the Board of County Commissioners subject to Mr. Lorenson ' s rec- commendations . Connell stated the proposed elevator is going into a subdivision that is in existance basically for egg production . The people installing the elevator are a cooperative group with- in the subdivision . The feed will not be for commercial sale outside the subdivision . Clemons has requested this office to furnish you with the soils information and interpretation for an area of land in the N% NE'/ Sec. 33, T1N, R68W, Weld County, Colorado (Lot 6, Ranch Eggs Subdivision, First Filling) . The land in question is to be used for a chicken house for 12,000 hens. The soil survey is made on the basis of 40 inch borings, although in most cases the borings are made to depths of 50 to 60 inches. The soil map should be used for general planning and does not exclude the need for on-site investigation for specific engineering purposes. The soil in this area is 67-B, Ulm clay loam, 1-3 percent slope. This soil has a clay loam surface layer about 5 inches thick. The subsoil, a clay, extends to a depth of about 30 inches. The substratum is a clay loam. In some areas shale is present at about 50 inches. The soil has a moderate shrink-swell potential and moderately slow permeability. This soil has moderate to severe limitations for septic tank absorption fields and moderate limitations for dwellings. If I can be of any further assistance, please feel free to call.
