USE BY SPECIAL REVIEW (SPR) QUESTIONNAIRE
The following questions are to be answered and submitted as part of the SPR application. If a question does not
pertain to your use, please respond with "not applicable", with an explanation as to why the question is not
applicable.
1. Explain, in detail, the proposed use of the property.
We are proposing to use the property as a Home Business property and just to come to and from work site for
our Landscaping business, we mainly do lawncare, landscaping installation and snow removal, we basically need
to park the trucks and equipment onsite, (5 trucks, 2 trenchers, 2 mini skid steers and 2 tractors) all work is
performed outside.
One of rooms of the house to be built will be used as office for business paperwork.
2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 of the
Comprehensive Plan.
According with Section 22-2-20 Policy 7.3 Conversion of Agricultural Land to urban residential,
commercial and industrial uses should be considered when the subject site is located inside an
Intergovernmental Agreement Area, Urban Growth, Boundary area, Regional Urbanization Area
or Urban Development Nodes, or where adequate services are currently available or reasonably
obtainable. A municipality's adopted comprehensive plan should be considered, but should not
determine the appropriateness of such conversion.
3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning) and the
zone district in which is located.
The proposal is to convert the property as a Home Business which is referred on Sec 23-3-40
Uses by Special Review.
4. Describe what type of land uses surround the site. Explain how the proposed use is consistent and compatible
with surrounding land uses.
The property is located on Aristocrat Ranchettes there is mostly Agricultural/Residential Land Use. This will be
Family small Business home, that we will use only to come and to from work, all work is to be performed outside.
5. What hours and days of operation?
Monday through Saturday form 8 am to 5:30 pm
Only 5 employees will come onsite at am to go work outside and then will come from work at around 5:30Pm
6. List the number of full time and/or part time employees proposed to work at this site
No employees to be working on site
7. If shift work is proposed include the number of employees per shift
8. List the number of people who will use this site. Include contractors, truck drivers, customers, volunteers, etc.
1- truck driver is coming every Thursday to service the portable toilet onsite, and 1 truck drivers comes to pick up
the roll off container with trash one time per week.
2- Truck Drivers come to the property once a week to service the portable toilet and to pick up the roll off
container for the trash.
We typically fill out the paperwork at customer's worksitet so rarely the customers come to the home office to fill
out the paperwork.
9. Is this is a dairy, livestock confinement operation, kennel, etc. list the number and type of animals.

10. Describe the type of lot surface and the square footage of each type. (eg asphalt, gravel, landscaping, dirt,
grass, buildings)

Just some tree are already planted on the west side of the property, and some shrubs on north side. New
Landsacaping is proposed on the attached pan.

EXISTING 6' Wood Privacy Fence is already installed along the property perimeter behind the house and
wrought iron fence will be installed on front of the house

We take recycle all metal scrap and carton, all landscapingdebris and branches are also taken to recycle,
We have a roll off container onsite for disposal of the debris from house constructions and from some of the
work performed outside.

As long as the building is not permitted under the commercial use then we would not require the
drainage report.

I am finalizing completeness review comments. Before getting back to the applicant I wanted to
follow up on the PW review comment: Drainage Report required based on new pavement and
building.
According to the questionnaire the new building garage will be for personal use. Given it is for
personal use — is a Drainage Report still required?
