Hello, My name is Jeri Yarbrough I own the property next door 14512 Rd 6, my concern is the amount of traffic that it will have on the driveway (dust, road being maintained) that we share (easement) that goes through my property and the impact of cars being lined up In front of my house due to having their gates closed to their facility while waiting to get in. Cars being staged in front of my house which is approximately 30 ft to the driveway. This will Impact my privacy dramatically. Will there be a limit of how many events and people allowed at one time Have talked with the Crawford's about keeping the gates open while events are happening so cars won't be stopped in front of my house, they are opposed to this do to security? Not sure why they can't take tickets at the building where these events are being held and the gates can remain closed when events aren't happening. Do not click links or open attachments unless you recognize the sender and know the content is safe. I am writing this email to inform you of the many concerns I (Sack family the neighboring landowner) have for the intended future use of Oman's property through the Special Review Permit (Case ## USR2U-0009). Our family has a well established farming and cattle business that is adjacent to the north side of Oman's property line. The Crawford family who intends to purchase the property plan to house a combination of different businesses that includes: horse stables, dog kennels, kangaroos to have with their yoga business, as well as host weddings and carriage rides. With all of the constant traffic and continuous noises from vehicles, people, dogs and exotic animals that will come with their proposed future commercial business plans, will create a lot of stress for our cattle that are housed next to Oman's property. Research based studies have shown that an increased amount of noise levels and unusual activities will have a detrimental effect on the cattle's physiology. Our cattle will be forced to experience a high amount of unnecessary stress that will lead to weight loss, lower conception rates, as well as early embryonic losses. This situation will create a huge monetary loss for our family's agricultural business and force us to change our long-established agricultural practices. In addition to the high traffic and continuous high level of noise, Oman's do not own the access road. The family who plans to purchase the farm has mentioned they will have all visitors wait outside of their property behind locked gates until they are permitted in after scanning each individual. That means the public will be required by the new owners of Oman's property (Keaton Crawford)., to wait in their vehicle on part of our property along side of where our cattle are on pasture. Warranty Deed - Recp 288249 shows this right is of use for private right-of-way. The intent of the access road is not to be used for commercial business and I find it highly illegal. I strongly believe by allowing this special review permit to move forward will impede our "right to farm." In Weld County's statement, as an agricultural user of the land, we should not be expected to alter our long-established agricultural practices to accommodate the unnecessary intrusions of urban users into a rural area. Therefore, I strongly object to this proposed plan (Case # USR20-0009) and its entirety.
