Planning Questionnaire
1. All in Cattle Company would like to use existing cattle branding arena for seasonal roping events
and also build a second arena.
2. This will add financial stability to the existing cattle ranching operation.
3. The land is currently being used for cattle ranching. The proposed use of the site would be for
seasonal ream roping events, as well as working and branding herd cattle.
4. There are five houses within a half -mile of the site, including the property owner's (Millers) and
the applicant's (Hein) houses.
5. The type of land surrounding the "roping arenas" is primarily of agricultural use, i.e. cropland and
pasture for ranching. Cattle roping makes sense on an existing cattle ranch, surrounded by other
pastures.
6. The site will be used for seasonal roping events, roughly from May to October (weather
dependent), on weekends from 9:00 am to 9:00 pm.
7. Number of employees.
8. On average, 150 people, including employees, are expected on each day of the event, with a
maximum of 200 people.
9. Only Use by Right number of animals would be onsite.
10. No special equipment onsite, just the uncovered roping arenas.
11. There is one open-air arena built 150 x 250 feet. A second arena would be built in the same size,
so 37,500 square feet each, and an open access parking area on grass.
12. No stockpiling.
13. Fuzion waste removal service
14. One arena exists. The second would take 30 days to build.
15. The surface of the site is composed of a mixture of soil and sand, totaling 75,000 square feet
(37,500 each arena)
16. Parking is proposed to be at -will for approximately 100 trucks and trailers.
17. The only fencing involved with this proj ect is the arena enclosures themselves. Fencing
surrounding the arenas is continuous fencing, 4 or 5 rail, steel piping.
18. Landscaping for the site will be natural native vegetation, shortgrass prairie, grasses and shrubs,
with sand in arenas.
19. If the roping events stop occurring, then the arenas would still be used for cattle branding.
20. There are no wells on the property, so water could be trucked in.
21. Agriculture -related activities are encouraged in the agricultural areas of the County.

Road 32.

5:00p.m. to 8:00p.m.
4. Describe where the access to the site is planned.
4a. Access to the site is planned on a land use road traveling to the east off County Road 35.
5. Drainage Design: Design and construction of a detention pond as described in an approved Drainage
Report is required unless the project falls under an exception to stormwater detention requirements per
code. (See below.) Does your site qualify for an exception to stormwater detention? If so, describe in a
drainage narrative the following; a. Which exception is being applied for? Include supporting

Drainage Narrative
1. The only improvements to the property are the 2 arena/ cattle containment pens.
2. Our site qualifies for Exception 8 because we are not adding structures or changing
surfaces.
3. Water flows from east to west and from north to south. Any offsite water would be from
rain runoff. The water truck used for dust control would not produce enough water for any run
off.
& 5. In the event water would flow off of the property it would flow to the south and east
towards an irrigation ditch. In our experience with this property runoff is minimal due to the
sandy nature of the soil. The sand absorbs water very quickly.
6. We have not seen any drainage problems with the property.
7. There is irrigation ditch to the west of the property owned by Farmers Reservoir Irrigation
Company

The ropings will be for competitions
The competition ropings will be on weekends but not every weekend due to our work
schedules
The roping season will not exceed 6 months. The proposed schedule is May through October
Dust will be controlled via water truck with spray bars
Trash will be handled by dumpster provided by B&C Refuse
Food service would be contracted private vendor

2 days fighting the tire fire. I'm just getting back to being awake lol.

Our projections for year 1 would be approximately 30 pickups with horse trailers per event per weekend as it
will take us a while to get established. The projection by year 5 would be approximately 50 pickups with horse
trailers per event per weekend. Our projection for year 10 would hopefully be 100 pickups and trailers per event per
weekend. I can only compare to the other roping producers in Weld county who have been doing this for up to 30
years. Our traffic again on an estimated percentage would be 40% come and go from the east on WCR 32 and turn
south onto WCR 35. 40% would come and go from the west on WCR 32 and turn south on WCR 35. The remaining 20%
would most likely come and go from the north on WCR 35, continuing south across WCR 32 on WCR 35. I hope this is
more clear.
