Planning questions
1. The proposed use of this property is a family owned and operated home business consisting of
restoration and repair of classic automobiles.
2. The Land Use change is minimal and should not impact surrounding landowners. This a family
run and owned home business with low traffic and only 3 employees. The business will operate
from existing buildings and has sufficient parking in place. This is a private property. It will not
change Agricultural Land use.
3. Section 23-3-40 list both Home Business and Repair Services as allowed use of property outside
of subdivisions.
4. The surrounding land on the east, south and west is used for farming. On the north there is a 5
acre parcel with a home and outbuildings with animals. The proposed use of this property is
consistent with the agricultural and residential surrounding properties.
5. The business will operate Monday thru Friday from 9:00 to 4:00 and by appointment.
6. There will be 2 full time and one part time employees.
7. No shift work.
8. The owners of the property=2, +2 employees and once or twice a week one customer.

whatever works best for you. Maybe also detail a lithe more on exactly occurs such
as full restoration, small restorations, a mix of both. Do you do simple oil changes?

USR-942 and what your plans are with this.

Planning comments:
2. We have not received a signed NOI form from Windsor.
4. a Storage: Yes, there is a corral in the south east corner of the property. Vehicles and J ro'ects will be
projectsstored inside the fence. (See site plan.) A few vehicles will be parked on the north east side of the
building, outside of the floodplain. Existing 4 metal storage containers will be placed outside of the
floodplain. We would like to add these 4 storage containers to this USR request.
b. On average we receive I project a month. We do a mix of full restorations, small restorations and
r
repairs on restored vehicles. Full restorations can take a year or more. Most projects are here for over
4 months. Typically, there are only 4 or 5 projects being worked on at one time. We do not do simple oil
changes.
c. We do not wish to keep the existing USR-942 permit.
Public Health:
1. There is an existing restroom in the office area of the shop. There was an inspection of this
septic system on December 11, 1991 by Linda Johnson, Environmental Specialist. The past
owners of the property at the time of the inspection had some changes made in the use, from a
mobile home to a restroom in the building. These records are listed under the address of 32382
WCR 23. Windsor, Co 80550. 1 assume this address is for the shop. See copies attached.
2. Most of the time running vehicles are inside the building. Very little we do would be as loud as
the truck traffic on CR23, west of the property and Great Western Railroad located to the south
of the property. The closest residence is about 700 feet to the north.
3. Currently the driveway around the building is a combination of dirt and gravel/road base. The
traffic and dust is very minimal.
4. Currently we have a containment pallet for used oil. Containment pallets are used to catch
spillage � or leakage. i► used +{. � around
with fork truck.
Wood pallets are only used to move parts ai ound truck.
5. Waste handling plan is as follows:
a. Waste oil is kept in two metal drums on a containment pallet. It is emptied when
needed by an oil recycler out of Greeley.
b. Anti -freeze is also stored in a drum on a containment pallet and emptied when needed
by a recycler.
c. We do not mount customers tires so their tires are recycled by the tire shop. Any old
tires we have left over are recycled in Denver at a tire recycler.
d. Metal parts left over or removed are stored on pallets and taken to the steel recycler in
Greeley.
