WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County, State of Colorado, at a
duly and lawfully called regular meeting held on the 14th day of September, 2020, at which
meeting there were present the following members: Chair Mike Freeman, and
Commissioners Steve Moreno, Scott K. James, Barbara Kirkmeyer, and Kevin D. Ross, and
WHEREAS, notice of such meeting and an opportunity to be present has been given to
the taxpayer and the Assessor of said County, with said Assessor, Brenda Dones, being present,
and taxpayer, Heidbrink Family Trust, being represented by Property Tax Advisors, Inc., not being
present, and
WHEREAS, the Board of County Commissioners has carefully considered the attached
petition, and is fully advised in relation thereto.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of
Weld County, Colorado, that the Board concurs with the recommendation of the Assessor and
the petition be, and hereby is, approved, and an abatement or refund be allowed as follows:

Reconciliation and Summary :

The residence and attached pool house were valued as a warehouse in error for 2019 . This
resulted in an incorrect value for the improvement .. and the improvement was assessed at the
29 % commercial assessment rate rather than the 7 . 15 % residential assessment rate .
The abatement is limited to adjustment of the residential improvement to market value and the
residential assessment rate . The residence is valued utilizing the market approach . The market
adjustment grid represents the residence value only .. no contribution from land or outbuildings .
Appropriate adjustments were made to all the comparable properties as needed for differences
in age , square footage , bathrooms , basement square footage , basement finish , garage , pool
house outbuildings and land . My opinion of value for the property is $ 1 , 147 , 371 .

Pamela Kay Heidbrink, as Trustee of The Heidbrink Family Trust dated September 9, 2014,

The Grantee is a beneficiary of that Trust and is entitled to the real property described

The Grantor, for no consideration, grants and conveys to the Grantee, her personal

Together with all improvements thereon and the rights, alleyways, privileges,
