DEDICATION OF PERPETUAL RIGHTS-OF-WAY
COUNTRY CLUB ESTATES, FIRST FILING:
BE IT RESOLVED, by the Board of County Commissioners of Weld County,
Colorado, that it does hereby approve the dedication of the perpetual rights-of-
way over the public roads, streets, highways and easements in behalf of the public
in Country Club Estates, First Filing, being a subdivision located in the East half
of the West half of Section 11, Township 5 North, Range 66 West of the 6th P. M. ,
Weld County, Colorado, being more particularly described as follows:
Commencing at the North Quarter corner of Section 11, Township 5 North,
Range 66 West, and considering the North line of said Section 11
to bear North 84°36'23" East and with all other bearings relative
thereto:
Thence South 00°44'03" East along the East line of the East
half of the Northwest Quarter 40.13 feet to the true point of
beginning: thence continuing South 00°44'03" East along the East
line of the East half of the Northwest Quarter 2727.18 feet; thence
South 72°11'23" West , 413.43 feet; thence South 17°48'37" East,
17.00 feet; thence South 69°57'48" West, 293.83 feet; thence South
64°57'48" West, 325.00 feet; thence North 32°52' 12" West, 380.00
feet; thence South 88°07'48" West, 310.00 feet to a point on the West
line of the Bast half of the Northwest Quarter; thence North 00° 36'
40" West along the West line of the East half of the Northwest
Quarter 804.01 feet; thence North 89°58'44" East, 203.50 feet;
thence North 00°37'35" West, 1875.33 feet to a point on the southerly
right-of-way line of U. S. Highway No. 34; thence North 84°36'23"
East along the southerly right-of-way line of U. S. Highway No. 34
1271.26 feet to the true point of beginning, said tract contains
86.569 acres;
and
BE IT FURTHER RESOLVED, that the accompanying plat is approved for
filing and the public roads, streets, highways and easements thereon shown are
approved, provided, however, that the County of Weld will not undertake maintenance
of said streets, roads and rights-of-way until they have been constructed by the
subdivider according to specifications and accepted by the County of Weld; and
BE IT STILL FURTHER RESOLVED, that the subdivider shallpost a bond
in the sum of $43,000.00 prior to the beginning of any construction in said
subdivision, and/or the construction of subdivision roads, to guarantee absolute
compliance with County Road specifications and that said bond shall continue
for one year after completion of said roads or unless sooner released by action
of the Board.
The above and foregoing resolution was, on motion duly made and seconded,
