DIVISION OF LAND NO . 0803-32-1-RE139
DETERMINED TO BE EXEMPT FROM THE DEFINITION OF SUBDIVISION
RANGE 65WEST, TOWNSHIP 6 NORTH, SECTION 32
NEaSE4NW4 and N3/4 SW4NE4
WHEREAS, on May 5 , 1972 , the General Assembly
of the State of Colorado , enacted Senate Bill #35 as relates
to Chapter 106 of the Colorado Revised Statutes , and
WHEREAS , on August 30 , 1972 , the Board of County
Commissioners of Weld County, Colorado , adopted Subdivision
Regulations for Weld County, Colorado to comply with the
prescribed Senate Bill #35 , and
WHEREAS, the Weld County Planning Commission
has recommended to the Board of County Commissioners for
recording of plat number 0803-32-1-RE139 as provided in
Section 9 of the Subdivision Regulations (exemption rules and
regulations) for Weld County, Colorado.
Said division of land determined to be exempt
from the definition of subdivision is more particularly
described as follows :
A tract of land located in the Northeast Quarter (NE4) of the
Southeast Quarter (SEa) of the Northwest Quarter (NW4) and in
the North Three-Fourths (N3/4) of the Southwest Quarter (SW1)
of the Northeast Quarter (NE4) , all in Section 32, Township
6 North, Range 65 West of the 6th Principal Meridian in Weld
County, Colorado, being more particularly described as follows:
Commencing at the point of intersection of the existing easterly
Right-of-Way of the Union Pacific Railroad with the southerly
Right-of-Way line of U. S. Highway No. 85 (Greeley By-Pass) ,
from which point the Northwest Corner of said Section 32 , bears
North 52°47 ' 30"West, 2152. 4 feet;
Thence South 70°58 ' 45"East, along the southerly Right-of-Way line
of said U. S. Highway No. 85 a distance of 600. 9 feet to a concrete
monument with Brass Cap stamped "T.S. Sta. 36 + 17 . 5" ;
Thence South 69°30' 35"East, along said Right-of-Way, 108. 00 feet
to the True Point of Beginning;
Thence continuing South 69°30 ' 35"East, along said Right-of-Way,
180. 22 feet;
Thence 1,170. 18 feet along the arc of a curve to the right whose
radius is 1 , 760. 00 feet and whose long chord bears South 47°27 ' 15"
East, a distance of 1,148. 77 feet;
Thence North 82°05' 30"West, 927 . 83 feet;
Thence North 01°11 ' 00"East, 425. 08 feet;
Thence North 20°04 ' 10"West, 305. 78 feet to the True Point of
Beginning.
The above described tract of land contains 9. 427 Acres, more or
less and is subject to any rights-of-way or other easements as
recorded by instruments of record or as now existing on said parcel
of land.
NOW, THEREFORE , BE IT RESOLVED, by the Board of
County Commissioners of Weld County, Colorado, that the
Chairman be and he is hereby authorized to sign the plat of a
division of land determined to be exempt from the definition
of Subdivision No. 0803-32-1-RE139 , for recording.

The private sewage system of BY CO Sales in the NE1 of Sec 32,
T6N, R65W installation met the minimum requirements of the Weld
County Health Department and was approved by the Weld County
Health Department. The water system is a municipal system; there-
fore, it is also approved.
