James Commissioner Barbara Kirkmeyer Commissioner Kevin D. Ross Also present: Acting Clerk to the Board, Jan Warwick Assistant County Attorney, Bob Choate Planning Services Department representative, Maxwell Nader The following business was transacted: I hereby certify that pursuant to a notice dated April 17, 2020, and duly published April 22, 2020, in the Greeley Tribune, a public hearing was conducted to consider the request of Sandra Miranda, Scott Gillis, and Jill and Milton Vega, c/o Sandra Miranda, for a Change of Zone, COZ20-0001, from the C-4 (Highway Commercial) Zone District to the C-3 (Business Commercial) Zone District and Change of Zone from the A (Agricultural) Zone District to the C-3 (Business Commercial) Zone District. Bob Choate, Assistant County Attorney, made this a matter of record. lEi Maxwell Nader, Department of Planning Services, stated this application was a Change of Zone (COZ) associated with the Resubdivision, RES20-0002, that was approved by the Board of County Commissioners at their 9:00 a.m. meeting. Mr. Nader relayed the request of the applicants, noting that Site Plan Review, SPR20-0003, is being processed in conjunction with this application and is pending approval and recording of the COZ and the Resubdivision. El Chad Cox, Western Engineering Consultants, represented the applicant and stated the north lot is zoned C-4 (Highway Commercial), the southern lot is zoned A (Agricultural), which neighbors a C-3 (Business Commercial) parcel, so this rezones both lots to be consistent with C-3. El No public testimony was offered concerning this matter. In response to Chair Freeman, Mr. Cox indicated he had reviewed, and on behalf of the applicant, agreed to abide by the Conditions of Approval. CC: Pt (r ).1/rP) , Pi.S (v &) t IA( LCD /29 /202.0 2020-1403 PL2750 HEARING CERTIFICATION - SANDRA MIRANDA, SCOTT GILLIS, AND JILL AND MILTON VEGA, C/O SANDRA MIRANDA (COZ20-0001) PAGE 2 Commissioner Kirkmeyer moved to approve the request of Sandra Miranda, Scott Gillis, and Jill and Milton Vega, do Sandra Miranda, for a Change of Zone, COZ20-0001, from the C-4 (Highway Commercial) Zone District to the C-3 (Business Commercial) Zone District and Change of Zone from the A (Agricultural) Zone District to the C-3 (Business Commercial) Zone District, based on the recommendations of Planning staff and the Planning Commission, with the Conditions of Approval as presented. The motion was seconded by Commissioner Ross, and it carried unanimously. There being no further discussion, the hearing was completed at 10:41 a.m. This Certification was approved on the 27th day of May, 2020.
