Good afternoon Mr. Nader, This letter is in regards to a request by Bryan Edwards to have 5 shipping containers on his property at 2831 175th Ave, Erie, CO. I received a letter from Mr. Edwards stating he was seeking permission for these containers. This property is across the street from my property. I strongly oppose this request. Mr. Edwards has numerous vehicles on the back side of his property. From my house I CAN SEE 14 vehicles and 2 sheds. The neighborhood (Ranch Eggs Neighborhood Association) has wanted action taken on this non-commercial junk yard for over a year. Last spring a couple purchased a vacant parcel in the neighborhood and wanted to build an RV storage and maintenance facility. As part of their presentation to the Weld County Commissioners they showed drone pictures of the lots in the neighborhood that looked like junk yards. The couple claimed that if property owners were allowed to use their property for a "junk yard" purpose they should be allowed to have the RV facility. A group of neighbors attended the commissioners meeting to oppose the RV facility and the commissioners agreed with us. We want this property cleaned up so future property owners do not think they can come in and trash the neighborhood. I also want to note that Mr. Edwards does not live at 2831 175th Ave. His letter was sent from his address in Boulder — 175 S. 35th Street. Because he does not reside in our neighborhood he does not deal with the aggravations endured by those of us who have neighbors who use their property as junk yards or unapproved businesses. I strongly oppose Mr. Edward's request to keep six shipping containers on his property. Dear Weld County Commissioners, Although Ranch Eggs Estates, the Agricultural/Residential neighborhood of aw5-acre plots to which this USR applies, has been in existence for many years, it is now surrounded by small -lot urban developments in counties which annexed land formerly part of Weld County. Unfortunately for long-term Ranch Eggs actual residents, along with urban development has come an influx of non-residents who purchase the land for what appears to be a place to dump and store their junk. Those people don't choose to live here and be part of the community. There appears to be little concern for Weld County's zoning regulations. Even some one-time residents have chosen to live elsewhere and leave their property in non -caring hands. Equally unfortunately, enforcement of the rules appears to be very difficult. The property for which this USR applies is one which is quite obviously more junk storage than residential. Even the "home" is built on top of a storage facility. Except for the driveway, virtually 100% of the property surface is used for storage of vehicles, boats, shipping containers, etc. Because junk storage is inconsistent with the residential/agricultural purpose of Ranch Eggs properties, to say nothing of undermining Weld County Code, I respectfully request that this USR be denied. Hello Max, Here are my comments concerning Bryan Edwards' USRZ0-0016 request. To Whom It May Concern: I oppose Bryan Edwards' request to be allowed to exceed the County limit of two shipping containers per property at his rental property in Ranch Eggs Neighborhood. I agree that property owners should be allowed to use their properties as they see fit. But were is the line when one person's rights detrimentally effect all the other property owners in neighborhood? Shipping containers are an eye sore, rusting away in the back of a rural property. They are the modern version of the old railroad car. Six foot privacy fences cannot visibly shield them. All the neighbors can see them. They can be nice, when painted an earth tone and incorporated into a building. But when the property owner doesn't have to look at them, in this case because they don't live on the property, they just dump them off and let their neighbors look at them. Until they slowing rust away. After putting in significant money into this property, Bryan has allowed it to fall into disrepair. I had assumed that Bryan had died, as fences that blew down years ago remain down to this day. What was once a fairly well organized "junk yard" now looks like a bomb went off in the middle of it. The original owners of Ranch Eggs properties supplemented their income via various endeavors made possible by Weld County's Agricultural zoning rules. Our neighborhood realized the down side of this former activity when the fledgling Broomfield County tried to condemn our neighborhood on the basis of blight, thanks to the remnants of these businesses and the eye sores that they leave behind. Pictures of properties such as Bryan's were used to make their case against our neighborhood. Now Weld County Agricultural zoning rules have changed, limiting commercial use. The former egg barns, machine shops, and furniture factories have closed. Job opportunities in Boulder and Broomfield counties abound. Professionals are moving into our area. Ranch Egg neighbors have responded by investing in their properties by putting money into their homes and cleaning up their acreages. 1 But occasionally a property sells and the new property owners arrive intent on using their acreage for commercial interests. They now present pictures of Bryan's property to Weld County Commissioners as an example of a typical property in our neighborhood. "We'll be better that this" is their argument. We all have good neighbors and not so good neighbors. By filling his property with shipping containers, eyesores that will remain for decades, and then letting his property fall into disrepair, Bryan has taken being a bad neighbor to a new low. When one property is used against an entire neighborhood, isn't that allowing one property owner to take things too far? Hi Max, my names is Ed Kosorok, and I live at 3923 CR 6 Erie Colorado. I am opposed to the USR being proposed by Bryan Edwards. I believe he has many vehicles stored on his property already, and currently 6 containers. When properties become storage, it diminishes the esthetics of the neighborhood, and others use that as an example of what they can do. We are proud of our neighborhood, and don't want vehicle storage and container lots. I would like to see some vehicles removed, and the minimum number of containers. Thankyou. To the Weld County Planning Commission, My husband and I oppose USR2O-0015 in which the property owner, Bryan Edwards, requests retroactive approval for the six commercial shipping containers which are currently located on the property he owns at 2831 175th Avenue. All six commercial shipping containers were placed on his property without consideration for neighbors and in violation of Weld County zoning regulations. We live at 914 County Road 7, approximately 1000 feet directly east of the property requesting this USR approval. There is a direct line of sight through Mr. Edwards' property from the front of our house, which faces west. Much of our living space - including our front porch, kitchen, dining room, living room and master bedroom have been designed to face this direction to capture the view of the mountains. Our mountain view is directly impacted by the presence of the six commercial shipping containers which are already installed on the property as well as by the other commercial trailers, boats, RV's, and passenger vehicles that are stored on this property - over 100 additional vehicles as seen on the most recent Weld County Property Portal GIS photo. The shipping containers and other vehicles are multi -colored and visible above the property fence. We have lived here for eighteen years and have invested a great deal of time, energy and money remodeling our home and improving our property. We love our neighborhood and believe that its rural and agricultural nature is worth preserving. Unfortunately, Mr. Edwards, who the Weld County Assessor's office records as receiving Weld County correspondance at 175 S. 35th Street in Boulder, has decided to use the property that he owns in our rural residential neighborhood, as a "personal"! commercial storage facility. Over the years we have watched what was once an open field be filled up with vehicles. It has been suggested that Mr. Edwards may not actually hold title to all of the vehicles that are on his property as neighbors have seen others access his property as well as some of the vehicles. In addition, his property has an almost 6000 square foot former egg barn that has been converted into an "attached garage" with 12 overhead garage doors - presumably used for additional indoor storage. Considering the amount of indoor and outdoor storage space already available and in use on this property, we find the request to permanently allow these six commercial shipping containers to remain on the property for additional storage space, to be excessive and unreasonable. Weld County changed the Agricultural zoning regulations, limiting commercial uses, in order to protect and preserve the agricultural heritage and rural character that attracts people to neighborhoods like ours. Mr. Edwards' current use of this property and his USR20-0016 application to permit the commercial storage containers is incompatible with our neighborhood. We, as Weld County citizens, on behalf of our family, our neighborhood 1 and our community, respectfully request that you continue to protect our health, safety, convenience and general welfare, preserve the character of our rural residential community and NOT RECOMMEND this USR application for approval.
